Prestige Group's presence in Khalapur is not a standalone launch — it sits inside a larger, formally announced commitment to Maharashtra. Prestige Group has signed a Memorandum of Understanding with the state government of Maharashtra worth Rs 12,500 crore, focused on logistics, data centers, and GCC parks near Navi Mumbai. Of this, Rs 2,500 crore has been allocated to develop a mega logistics and industrial center along with residential, commercial, and allied facilities on 250 acres in Khalapur. This is the framework within which Prestige Khalapur, the developer's residential and commercial component in the taluka, is positioned.
The Maharashtra government's deal with Prestige spans a data centre, a global competency centre, and a logistics facility with residential and commercial properties. The developer and the state government said the investment is expected to generate around 8,700 direct jobs, alongside thousands of indirect opportunities. The other two components are located in Navi Mumbai: a Rs 5,000 crore data centre campus at Taloja and a Rs 5,000 crore, 100-acre Global Capability Centre park. Khalapur's Rs 2,500 crore share is the only one of the three built around a residential-commercial-logistics mix rather than a pure technology campus, which is why the locality carries a different character in Prestige's Mumbai Metropolitan Region rollout — closer to an integrated, land-based township than a stand-alone tower project. All three projects are expected to commence in 2026.
Prestige Group's Khalapur move is best read against the company's own trajectory. Its founder's father, Razack Sattar, founded a small fabric and tailoring shop on Commercial Street, Bengaluru, in 1956. In 1986, the three brothers and their father set up Prestige Estates and Constructions with seed capital of 40,000 rupees, roughly $3,250 at the time. Prestige Estates became one of India's largest listed real estate developers after its IPO in 2010, and diversified into malls, hotels, and integrated townships. By late 2024, the group had 302 completed projects delivering 193 million square feet of developed area, establishing itself as one of South India's premier real estate firms.
Khalapur is part of a comparatively recent chapter for the group. Bangalore-based Irfan Razack decided to venture into Mumbai's highly competitive property market five years before the reporting in late 2024. Since then, Prestige has built up 11 projects in the Mumbai region, six of them with partners, covering roughly 32 million square feet, with completion slated in stages from 2025 to 2031. Khalapur, at the outer edge of the Mumbai Metropolitan Region, extends that footprint beyond the city's inner suburbs into the expressway-linked growth belt toward Pune — a segment where the company has separately outlined plans to expand further.
Khalapur's relevance to this strategy comes down to three overlapping factors: expressway access, airport proximity, and a state-backed planning framework already in motion. The area's significant potential for industrial growth, which would increase residential demand, is facilitated by its closeness to the eight-lane Mumbai-Pune Expressway. Khalapur also has access to transportation hubs like the new Navi Mumbai International Airport and the Jawaharlal Nehru Port Trust, both around 51 km distant. Khalapur is located about 70 kilometres from Mumbai.
Much of the taluka now falls under a formal planning mechanism rather than ad-hoc development. The locality is home to 141 villages, 56 of which are located inside the Navi Mumbai Airport Influence Notified Area. Khalapur Smart City is an integrated township being built by the City and Industrial Development Corporation of Maharashtra. Memorandums of Understanding signed by CIDCO with 11 developers represent a potential investment of almost Rs 29,000 crore in township developments in NAINA. Godrej Properties has also been active in the same belt — acquiring a 90-acre land parcel at Khalapur in Raigad for around Rs 150 crore with plans to develop residential plots — underscoring that Prestige is entering a locality where large, listed developers are already staking positions rather than a speculative frontier.
For a buyer evaluating Prestige in Khalapur, the relevant reference points are the group's discipline on execution and its balance-sheet backing rather than any single amenity list. Prestige retains project and construction management, interior design, landscaping and even door manufacturing in-house, a structure the company has used across its metros to keep delivery timelines predictable. The Khalapur component of the Maharashtra deal is explicitly framed as residential and commercial infrastructure layered onto a logistics and industrial hub — meaning early buyers are effectively getting in ahead of an employment base that the state and the developer expect to build out from 2026, rather than into an already-mature residential suburb.
