Prestige Developments' most concrete footprint in Mysuru is Prestige Pavilion in Huyilalu, a 4-acre apartment project that the developer is bringing to market under the Prestige Group name. Prestige Pavilion is in pre-launch, with 360 flats, 2, 3 and 4 BHK configurations, and a launch date of 5 December 2026. Its design follows a low-density plan: it spreads 360 homes across 3 towers on a 4 acres plot, with towers rising from G+16 to G+18 and each one wrapping around a shared central park.
The group behind it has a long record. Razack Sattar founded the company in 1986, in Bengaluru, and its first project was Prestige Court, on KH Road. A Wikipedia entry dates that first project to 1985, and the group began as a retail business before moving into real estate. Its scale now reaches beyond Karnataka. Prestige Group is present in Bengaluru, Chennai, Hyderabad, Goa, Kochi, Mangaluru, and Mysuru. In Bengaluru, the group has also taken naming rights for a metro station, a deal described as giving the company the right to use the station's name for 30 years.
Huyilalu sits on the western edge of the city. The village lies about 9 to 12 km from the Mysuru city centre. The project's site is off Hunsur Road in western Mysuru, close to the Bhogadi corridor. Growth in this direction is recent. Vijayanagar, JP Nagar and Bogadi built up first, and the belt has since pushed further out, into Huyilalu and the villages along Hunsur Road. The project also sits on land that still has room. Prestige Pavilion uses just 4 of the village's acres, which shows how much room the village still has to grow.
The most visible public project nearby is a sports venue. Karnataka has approved a new cricket stadium at Huyilalu, near Yelwal, covering about 26 acres, and once complete it will be the state's second international venue after Bengaluru. Road links are the second anchor. The Mysuru Peripheral Ring Road is under construction close by too, and it should make the area easier to reach once it's ready. For intercity travel, the location connects to Bangalore through the Bengaluru-Mysuru Expressway, roughly a three hour drive. Rail access is comparatively close: Mysuru Junction is 3.9 km away, about 8 min by car, according to the project's location listing.
Healthcare is one of the stronger local draws. JSS Hospital, one of Mysuru's top super-speciality centres, stays within a comfortable drive on the Ring Road. Closer to home, Avant BKG Hospital sits on Ring Road in Bogadi, next to Huyilalu. For shopping, Bogadi and the Hunsur Road corridor cover daily shopping needs, while central options such as Nexus Centre City, BM Habitat Mall, SDM Mall, and Mall of Mysore lie across the city.
Prestige Pavilion's entry point is ₹77 Lakh, at an all-inclusive base rate of ₹7,000 per sq ft. Unit sizes range from 1,100 to 2,600 sq ft across 2, 3 and 4 BHK layouts. The developer's pre-launch pricing is set against a rising citywide market. One listing portal reports that Mysuru's average property price sits at Rs 7,450 per sq ft in 2026, and apartment prices have climbed 13.59% in the past year. Bogadi, the neighbouring locality, has a lower average. 99acres lists an average property rate of ₹4,850 per sq ft, but its quarterly apartment series is uneven, with figures that move from ₹6,500 per sq ft in July-September 2024 to ₹5,550 in July-September 2025. Buyers comparing localities should therefore read portal averages as directional rather than precise.
Three dates matter for a buyer at this stage. The Expression of Interest has been open since 1 August 2026, the formal launch is set for 5 December 2026, and completion is targeted for December 2030. The project's amenity base is anchored by a 21,000 sq ft clubhouse, and about 35% of the area is dedicated to green open spaces.
