Prestige Developments has two tracked projects in Aram Nagar. The first, Prestige Aram Nagar, is being developed by Prestige Group together with ABIL Group. It is at an upcoming stage, with possession expected in 2029, and the price band has not yet been announced. The second is Prestige Mumbai, also located in the neighbourhood. Together they give Prestige more than one address in a locality that has, for decades, been known more for its media, casting and advertising offices than for large-format residential towers.
Prestige Group was founded in Bengaluru in 1986. Its record is built on large residential townships and mixed-use developments in southern India, and it has extended that model into Mumbai's western suburbs. For a buyer, the Aram Nagar projects are best read as a Prestige product entering a neighbourhood where the surrounding fabric is changing quickly.
Aram Nagar is a neighbourhood in Andheri West, adjoining Versova, in the West Zone of Mumbai under the Brihanmumbai Municipal Corporation. Its PIN code is 400061. The area is divided into two parts, Phase 1 and Phase 2, and comprises around 900 houses. Roughly 3,000 residents live here while building careers in the entertainment industry, and the community draws people from ten to twelve states. 99acres describes the locality as an upscale residential pocket within Versova and as a hub of India's media and entertainment industry.
The built form is mixed. Low-rise buildings, bungalows and newer developments sit side by side, and casting agencies, production houses and advertising agencies operate from the same streets. That mix explains much of the demand: buyers are often working in the industry and want to live within a short drive of their offices and studios.
99acres lists the average transaction rate in the locality at ₹29,994 per sq ft, based on the last seven transactions. The most recent transactions in the wider area include a 1,460 sq ft unit in Kabra Metro One sold at ₹28,754 per sq ft and a 912 sq ft unit at ₹38,335 per sq ft. Older transactions in Aram Nagar Part 1 are small units and are not directly comparable to current stock.
Current asking rates on 99acres for representative configurations are shown below.
| Configuration | Super or carpet area | Asking rate per sq ft |
|---|---|---|
| 2 BHK | 750 sq ft | ₹36,666 |
| 2 BHK | 750 sq ft | ₹43,333 |
| 3 BHK | 1,685 sq ft | ₹27,299 |
| 4 BHK | 2,500 sq ft | ₹32,000 |
Kabra Metro One, a ready-to-move project completed in December 2021, is listed at ₹36,297 per sq ft. For a Prestige buyer, the gap between the locality average and current asking rates is the main reason to look at the Prestige Aram Nagar price band once it is published.
Schools cluster close to the neighbourhood. Holy Cross Convent is about 0.2 km away, Clover Leaf Learning Academy about 0.5 km, and the Kishore Namit Kapoor Acting Institute about 1.1 km, a useful reference for a community built around performance. Shree Ram Welfare High School, Jamnabai Narsee and Jankidevi Public schools are within 2 to 4 km.
Healthcare includes Mamta Maternity and Nursing Home, Mahima Hospital and Polyclinic, and Saket Maternity and Nursing Home nearby, with Bellevue Multispeciality and AL Kaleskar within about 3 km. Shopping is anchored by Citi Mall about 3 km away and Tata Star Bazaar on New Link Road, with Infinity Mall at about 8 km. Versova Beach is within easy reach, and Seven Bungalows Garden provides a green pocket inside the locality.
The most significant pending change is the MHADA-backed redevelopment of the Aram Nagar society. The premium plan of Rs 4.97 billion has reached the approval stage, and the updated proposal has been forwarded to the state government for review. The scheme envisages rehabilitation homes of about 2,000 sq ft each for the 360 existing residents and roughly 65,981 square metres of additional buildable area.
The Yellow Metro Line, which will run from ESIC Nagar to Mandala, is listed as an upcoming development. A cable-stayed flyover between Versova and Madh, a Lokhandwala-Yari Road bridge about 2 km away, a proposed Juhu flyover about 5 km away, and a coastal road link to Versova that is intended to cut travel time to Nariman Point are also listed, though the timelines for these projects are not yet published.
A Prestige buyer in Aram Nagar is buying into a locality with three defining features: a dense entertainment and media employment base, a metro line within walking distance of much of the neighbourhood, and a redevelopment pipeline that is reshaping its skyline. Prestige Aram Nagar, with possession expected in 2029, will be judged against that backdrop, and the next useful checkpoints are the published price band and the progress of the state-level approvals for the surrounding redevelopment.
