Prestige Group has been building in Mumbai for decades, and Prestige Thane is its most significant recent step into the city's western suburbs. The listed arm, Prestige Estates Projects, announced a strategic partnership for a residential project in Thane on 29 July 2026, valued at about ₹6,000 crore and placed on a 14.6-acre site near Kolshet-Balkum Road. The group describes the scheme as its flagship entry into Thane.
The developer was founded in 1986 by Razack Sattar and is headquartered in Bengaluru, with residential and commercial projects now spread across several Indian cities including Mumbai. Its footprint is large: the group reported 319 delivered projects spanning 216 million sq ft and a pipeline of 137 projects spanning 229 million sq ft as of June 2026. For FY27, the group has set a residential pre-sales target of ₹35,000 to ₹36,000 crore, which places a single Thane township within a much larger national programme.
The site is a residential-led township with a retail component, planned on roughly 14.6 acres with more than 5 million sq ft of developable area. Online listings also refer to the same parcel as Prestige Kolshet and Prestige City Thane, reflecting its working names.
The planned homes are 2, 3 and 4 BHK configurations, and the master plan is organised across multiple towers, with nine towers listed as planned. The layout blends apartments with open landscaped areas, internal roads and a retail podium intended to create a live, work and play environment on one campus. Homes are designed with east and west facing orientation to support natural ventilation and light.
Planned amenities include a clubhouse, swimming pools, a gymnasium, sports courts, landscaped gardens, children's play areas and community spaces. The development is positioned for a broad buyer base of young professionals, first-time buyers and growing families, with the retail podium also expected to appeal to long-term investors.
Balkum sits on the Kolshet-Balkum stretch of Thane West, where Ghodbunder Road and the Eastern Express Highway provide the main road links. Ghodbunder Road, State Highway 42, runs through Thane district and meets the Eastern Express Highway at Kapurbawdi, which also joins National Highway 3.
Metro access is the corridor's main structural change. Balkum Naka is a station on Metro Line 5, the route that runs toward Bhiwandi and Kalyan, and Metro Line 4 is expected to serve residential zones such as Balkum, Patlipada and Kasarvadavali with links to the eastern suburbs. The first phase of Line 4 in Thane is reported to cover the Ghodbunder Road belt, starting with stations between Gaimukh and Vijay Garden.
Social infrastructure is part of the case for the location. The Kolshet-Balkum belt is served by schools, hospitals and retail destinations, and Ghodbunder Road hosts major commercial activity. Upcoming infrastructure listed for the corridor includes the Thane-Borivali twin tunnel and the NaMo Grand Central Park, a green space of around 20 acres.
Project pricing for Prestige Thane is available on request. For context, the wider mid-segment belt covering Ghodbunder Road, Balkum and Vasant Vihar is quoted at roughly ₹16,500 to ₹19,000 per sq ft, while another market report puts entry points on Ghodbunder Road between ₹11,000 and ₹14,000 per sq ft. The spread between sources reflects differing project mixes and dates, so buyers should compare current listings at the time of evaluation.
