Prestige Developments, the Bengaluru-headquartered group built by the Razack family, has placed its newest residential address inside the KIADB Hi-Tech, Defence and Aerospace Park at Devanahalli. Prestige Estates Projects announced the launch of Prestige Parklane, a new residential development strategically located along the Satellite Town Ring Road (STRR) in Devanahalli, Bengaluru, comprising 1,788 homes across nine towers, offering a mix of 1, 2 and 3 Bed Homes. The project sits inside an active state-developed industrial estate rather than beside a promised one, giving the launch a working employment base as its immediate neighbour.
The project comprises 1,788 homes spread across 11.91 acres in the Devanahalli micro-market, carved out of a larger master plan. The 32.26 acre figure is the whole master plan; the residential precinct is 11.91 acres of it, with the remainder an enterprise estate of three data centres, a warehouse and a manufacturing block. The development includes approximately 1.7 million sq. ft. of total saleable area and carries a gross development value (GDV) of approximately Rs 1,750 crore, one of the larger single-project GDV figures Prestige has posted on the airport corridor.
The project is registered with Karnataka RERA. Prestige Parklane is registered under Karnataka RERA with registration number PRM/KA/RERA/1251/309/PR/150926/008941, and the registration was granted on September 15, 2026. Possession is set for December 2030, as per the RERA filing. About 4 acres of the parcel is allocated for central landscaped greens, and the project features a 30,000 sq. ft. clubhouse designed to provide comprehensive lifestyle amenities, with a business centre, guest rooms, two double-height badminton courts, gym, spa, and provisions for a creche, pharmacy, convenience store and salon.

The land parcel sits inside an operating aerospace and defence estate, which is unusual for a Prestige residential launch and is the reason the pitch leans on proximity to work rather than proximity to leisure. Prestige Parklane is approx. 15 minutes from Kempegowda International Airport, approx. 10 minutes from Airport Halt Metro Station, and approx. 2 minutes from STRR (Satellite Town Ring Road). That access matters because the KIADB Aerospace Park now houses facilities for Boeing, Airbus, Dassault, and DRDO, employing approximately 50,000 professionals within a 10 km radius of the airport, an employment base that Prestige's own "walk-to-work" framing for the project is built around.
The wider corridor's infrastructure timeline reinforces the address. The Blue Line metro to the airport is targeted operational June 2027, and NH-44 (Bellary Road) gives a 6-lane expressway link to Hebbal in 25 to 30 minutes and central Bengaluru in 60 to 75 minutes. On pricing, the corridor moved from roughly ₹4,800 per sq ft in 2021 to about ₹9,500 per sq ft in Q1 2026 on one tracked index, a run-up that has drawn most of Bengaluru's listed developers into the belt, Prestige among the earliest and most active.
Prestige Parklane is not the group's first move into this micro-market. For Devanahalli buyers, the relevant track record is two prior projects in the same micro-market: Prestige Park Drive (a plotted township) and Prestige Finsbury Park (apartments). Prestige Park Street, a twin-tower high-rise on a smaller five-acre parcel elsewhere in Devanahalli, and Prestige Crystal Lawns on IVC Road extend that footprint further, giving the group a cluster of live addresses across the taluk rather than a single isolated launch. That repeated presence — plotted development, mid-rise apartments, and now a large-format high-rise cluster at KIADB Phase 2 — reflects how the group has staged its entry into the airport corridor over successive land parcels rather than one township.
Prestige Group is one of India's largest listed residential and commercial developers, with operations going back to 1986 and headquartered in Bengaluru, and its delivered inventory spans nine cities. As of December 2025, the group has delivered 313 projects across 206 million sq ft, with 150 residential projects (127 million sq ft) completed and a 140 million sq ft active residential pipeline. The company is listed on both major exchanges under the ticker PRESTIGE, and its scale is what allows a single launch such as Parklane — nine towers and 1,788 homes on one parcel — to be executed as a standalone gated community with its own clubhouse and amenity programme rather than as a piecemeal phase.
