Prestige Group's arrival in Khalapur is tied to a larger move the Bengaluru-headquartered developer made with the Maharashtra government. Prestige and the Maharashtra government signed a ₹12,500 crore strategic investment deal spanning a data centre, a global competency centre, and a logistics facility with residential and commercial properties, expected to generate around 8,700 direct jobs. Within that package, a logistics-cum-residential and commercial development is planned for Khalapur on the outskirts of the Mumbai Metropolitan Region, with an investment of ₹2,500 crore, alongside data-centre and competency-centre components sited closer to Navi Mumbai. These projects, including the Khalapur component, are expected to commence in 2026. This places Khalapur inside Prestige's active Maharashtra build-out rather than as an isolated, standalone launch.
Prestige Khalapur is positioned as a residential township on the Khalapur stretch of the Mumbai-Pune Expressway, in Raigad district. Public project listings describe it as a mixed-format development combining apartments with plotted and villa components, aimed at buyers who want a base within commuting distance of both Navi Mumbai and Pune rather than a dense high-rise address. The stated amenity set for the township follows the format Prestige typically builds into its integrated developments elsewhere in Maharashtra and South India: a clubhouse, swimming pool, landscaped gardens, sports courts, and dedicated children's and recreational zones, planned around open, low-density layouts rather than a single tower footprint.
Khalapur's relevance to a Prestige buyer rests on the corridor it sits on. The Mumbai-Pune Expressway is a six-lane motorway with four access-controlled toll plazas, and among its five interchanges are Khalapur, Kusgaon, Chowk, Kon and Talegaon. The Mumbai-Pune Expressway and NH4 both pass through Panvel, Khalapur and Khopoli, giving the locality direct highway access rather than reliance on secondary roads. Khalapur sits in Raigad district just outside Mumbai and is conveniently connected to both Navi Mumbai and Pune via the Mumbai-Pune Expressway.
The area also falls within the planning ambit of the Navi Mumbai International Airport region. Khalapur has access to transportation hubs including the new Navi Mumbai International Airport and the Jawaharlal Nehru Port Trust, both roughly 51 km away. The locality is home to 141 villages, 56 of which fall inside the Navi Mumbai Airport Influence Notified Area (NAINA). CIDCO's own planning reinforces this: Khalapur Smart City is an integrated township being built by the City and Industrial Development Corporation of Maharashtra, and a special purpose vehicle called Khalapur SPV has been set up for it along NAINA lines. CIDCO has signed MoUs with 11 developers representing a potential investment of almost ₹29,000 crore in township developments across NAINA.
Road upgrades already underway add to the case for the corridor. The Missing Link Road, a proposed 13.5-km bypass connecting the Khalapur toll plaza with Kusgaon on the Mumbai-Pune Expressway, is expected to cut travel time between Mumbai and Pune by over 20 minutes by bypassing the ghat section. Combined with Khalapur's position on NH 48 and the state highway network, this keeps the locality within a practical commuting radius of both metros even as land here remains considerably less built-out than Navi Mumbai's established nodes.
Prestige Group did not arrive in Maharashtra as a first-time entrant. The group traces back to a small fabric and tailoring shop on Commercial Street, Bengaluru, founded in 1956, before Irfan Razack formally established Prestige Estates Projects Limited in 1986, expanding the family business from retail into real estate development. Under his leadership the company developed residential, commercial, retail and hospitality projects across Bengaluru, Chennai, Hyderabad, Kochi and Mumbai, and became one of India's largest listed real estate developers after its IPO in 2010.
Scale-wise, the group has completed 313 projects covering 206 million square feet and has 128 projects in the pipeline across 195 million square feet. Its Mumbai push has accelerated in recent years: Prestige Group has outlined a large commercial office pipeline in Mumbai, with flagship projects including Prestige 101 BKC, Prestige Liberty Towers in Mahalaxmi, and the Versova acquisition, expected to deliver about 6.2 million sq ft of Grade-A office space by 2028. On the residential side, the Bengaluru-based firm has also acquired 22,135 sq m of land in the Mira Bhayandar Municipal Corporation area, valued at ₹291.58 crore and adjacent to the Western Express Highway, to develop into a residential project offering an estimated one million square feet of carpet area. Khalapur extends this same Mumbai Metropolitan Region strategy further down the expressway corridor rather than into the city's saturated suburbs.
Sector commentary on the wider NMIA-influenced belt frames Khalapur as part of a next-wave growth zone rather than an already-liquid market. The strongest traction today is concentrated in the Ulwe-Panvel-Kharghar arc for liquid real estate, while Karjat and Khopoli, along with the Khalapur-Chowk and Patalganga-Rasayani belts, are emerging as serious plots and land plays for investors who can hold and do due diligence properly. Khalapur stands out as a promising investment destination, offering a combination of strategic location, growing infrastructure and comparatively affordable property prices, with a rental market and long-term capital-appreciation potential that attract both homebuyers and investors. A developer of Prestige's balance-sheet size entering with an announced ₹2,500 crore commitment signals a scale of intent that is different from the smaller plotted-land schemes that otherwise dominate current Khalapur listings.
