In March 2024, Prestige Estates Projects acquired 62.5 acres at Siddharth Vihar, Indirapuram Extension, Ghaziabad to develop a township, with the project expected to launch after clearing approvals. Chairman Irfan Razack noted the land parcel cost more than Rs 450 crore, with 10 million square feet of residential space planned on it. Named Prestige City, this development sits along National Highway 24, marking the group's first entry into the Delhi-NCR region. Wave City is a 4,200-acre integrated township located directly on NH-24, the Delhi-Meerut Expressway. Built as India's largest IGBC pre-certified Platinum-rated green township and conceived on IBM's Smart City framework with global planning firm AECOM, it is home to more than 22,000 residents across 18 sectors. NH-9, which connects Delhi to Moradabad, passes directly alongside the township, giving residents direct road access to Anand Vihar in Delhi at one end and to Moradabad at the other. The average sale price in Wave City stands at around Rs 8,050 per square foot against the Ghaziabad city average of Rs 7,700. Ghaziabad's circle rates and market rates have been under upward pressure, particularly in Wave City, Siddharth Vihar and Indirapuram, with proposed rate revisions in 2025 including substantial increases for flats in large townships. The presence of Prestige, Prateek, T&T and SKA projects along this stretch is increasing the supply of branded and premium housing, and this developer concentration is generally read as an indicator of market confidence. Prestige Group plans to launch two new housing projects in Delhi-NCR this fiscal, in Noida and Gurugram, with an estimated revenue of nearly Rs 7,000 crore as part of its expansion plan. Chairman Irfan Razack said the company is confident about the Delhi-NCR market after recording around Rs 10,000 crore in sales bookings in the region during the last financial year.
