Hitec City sits at the centre of the corridor Prestige Group has chosen to deepen its Hyderabad presence in recent quarters. Prestige Group's Hyderabad portfolio spans the city's three growth axes — the West (Tellapur, Kokapet, Velimela, Narsingi), the central spine (Gachibowli, Hitech City), and Banjara Hills / Kismatpur for premium positioning. The group's recent Hyderabad launches show how much weight this corridor now carries in its national sales numbers: the development saw over 1,700 units sold and more than 4,000 customer footfalls, signaling strong buyer demand for Prestige Golden Grove alone, a Tellapur project on the same western axis as Hitec City, with a gross development value of around Rupees 9,500 crore. A year earlier, its Hyderabad launch Prestige Spring Heights added to that momentum, with the project posting robust sales of Rs 1,382.1 crore and Rs 1,110.1 crore, respectively, in the final days of the quarter alongside a Bengaluru launch.
Prestige Group's interest in Hitec City is backed by a construction history that predates Hyderabad's IT boom itself. In 1986, Irfan Razack formally established Prestige Estates Projects Limited, expanding the family business from retail into real estate development. Prestige Estates became one of India's largest listed real estate developers after its IPO in 2010, and diversified into malls, hotels, and integrated townships. By December 2025, the group has delivered 313 projects covering over 206 million sq ft, and currently has a pipeline of 128 projects spanning 195 million sq ft across India. That scale is backed by an unusual credit distinction: Prestige Estates Projects Ltd holds CRISIL's highest developer grade, DA1+, which reflects strong execution capability, financial stability and transparent documentation. The company is run today under Chairman and Managing Director Irfan Razack, alongside Joint MD Rezwan Razack and Whole-time Director Noaman Razack.
Within the Hitec City corridor itself, Prestige Group has assembled more than one address. On Hitec City Road, Prestige Hitec City is the group's new-launch township in the Hitec City belt, while Prestige Ivy League on Hitec City Road in Kondapur is a ready-to-move Prestige community in the same corridor. The newer project is planned as a mixed-use development: this gated community in Hitec City offers 70% commercial space and 30% residential space with ultra-luxury high-rise apartments in 2, 3, and 4 BHK layouts, set over 11 acres, offering 500 premium Vaastu-compliant apartments in Hyderabad over 2 iconic towers. Its phasing reflects a township ambition beyond a single residential block: Prestige Hitec City Phase 1 is the first phase in the project with 2 towers, while Phase 2 offers a retail mall and Phase 3 offers an IT tech park or office. Nearby, on the Raidurg side of the same IT belt, Prestige Raidurg is an upcoming luxury residential development located at Raidurg, Sector 22D, near HITEC City, spanning 11 acres with approximately 1,100 units across 3 BHK to 5 BHK configurations. Older stock in the belt is already occupied: Prestige Ivy League is an elegant residential enclave situated in Hitech City, Hyderabad, with its master plan sprawling over 5 acres of lush greenery. Together, these addresses show a developer treating Hitec City not as a one-off launch but as a corridor it keeps returning to.
The rationale for building here traces back to how the locality moves. HITEC City metro station, on the Blue Line of the Hyderabad Metro, opened on March 20, 2019, near Cyber Towers. Prestige's own project literature for the corridor cites the same reference points: the project is located right off NH-44 and allows people to reach Rajiv Gandhi Airport in 30 minutes, and is also just 15 minutes away from the Hitec City Metro Station on the Blue Line. Within the corridor, travel times are short: this prime location gives swift transit to the best parts of the city, with residents reaching Madhapur in 5 minutes, Gachibowli in 10 minutes, and Secunderabad in 20 minutes. At the wider city level, the area benefits from excellent connectivity via the Outer Ring Road and the Raidurg Metro, with Rajiv Gandhi International Airport located approximately 35 km away, typically reachable in under an hour under normal traffic conditions.
What makes this connectivity valuable is the office stock it serves. Hyderabad's top tech hub, HITEC City, features IT parks like Cyber Towers, Mindspace, and Cyber Gateway, which sustain steady rental and resale demand. Prestige's own marketing for its Hitec City projects points to the same employer base: the community is right next to major IT complexes housing over 25 global giants like Google, CTS, TCS, Microsoft, and Wipro, an adjacent tech zone that employs over 50,000 IT professionals. A newer catalyst has since emerged: TCS subsidiary HyperVault has signed an MoU with the Telangana government to develop India's largest AI data centre campus in Hyderabad, an investment of up to ₹70,000 crore spanning over 264 acres with a capacity of 1 GW. This kind of large-format tech investment is precisely the demand driver that township-scale, mixed-use plans like Prestige Hitec City are built to capture.
Buyers evaluating a Prestige address here are not choosing a standalone tower but a locality with established civic infrastructure. Schools in the belt include Oakridge International, Chirec International, Delhi Public School, and Gitanjali; hospitals include Continental, KIMS, Care, and Apollo Cradle; and malls include Inorbit Mall, Sarath City Capital Mall, and Forum Sujana Mall. This depth of social infrastructure is a large part of why the corridor commands premium land values relative to newer, still-forming pockets of the city.
On pricing, the corridor sits well above the city average. Apartments in Hitec City are quoted at about ₹7,500 to ₹13,000 per sq ft in 2026, with the Madhapur core near ₹8,150 per sq ft, and rates varying by project, tower and floor. Momentum has been strong even at this price base: Madhapur has logged about 16% rate growth over the past year, so entry prices keep moving up. For investors, the corridor's rental economics compare favourably to cheaper zones: rental yields of about 3–5% a year beat most South and East Hyderabad pockets, because IT staff rent close to the office. Prestige Group's own pricing for its newest Hitec City launch falls within this band, with the new Prestige Hitec City project near Lingampalli Railway Station starting at ₹1.95 Crores for a 2 BHK apartment and ₹4.54 Crores for premium 4 BHK flats.
