Founded in 1986 by Razack Sattar, Prestige Group has spent nearly four decades evolving from a Bangalore-based developer into a company operating across 13 major cities, including Chennai, Kochi, Hyderabad, Mumbai, and Delhi NCR. That origin in Bangalore is not incidental — the city remains the core of their residential portfolio, and within it, the eastern corridor anchored by Whitefield and Varthur has become one of their most active zones of delivery.
Prestige Group today counts 152 completed housing projects covering approximately 130 million sq ft, with 56 ongoing projects spread across 72 million sq ft. In FY26, the group reported total sales of ₹30,024.5 crore, up 76% year-on-year, with collections of ₹18,515 crore, up 53% year-on-year — a financial backdrop that gives buyers in active projects like those on Varthur Road confidence in construction continuity and delivery.
Prestige Shantiniketan in Whitefield, a vast integrated township combining residential spaces, commercial complexes, and retail, was one of the group's landmark projects that established their scale in East Bangalore. That project set a template — integrated, self-sufficient, campus-scale — that Prestige has consistently returned to in subsequent launches in this corridor.
Varthur is a thriving residential suburb that falls under BBMP Ward No. 149 in the Mahadevapura zone, covering approximately 26.98 sq km, and is home to Varthur Lake — the second-largest lake in Bangalore, spread across 180.4 hectares. The locality sits strategically between Whitefield (approximately 5 km) and Sarjapur Road (approximately 6 km), placing it at the intersection of two of Bangalore's most active IT employment corridors.
The Namma Metro Purple Line is now fully operational in Whitefield, reducing travel time to the CBD and other key hubs, while the widening of Varthur Road has eased traffic congestion and improved accessibility. The Kadugodi Metro Station on the Purple Line has made commuting significantly easier, with the Baiyappanahalli-to-Whitefield route recording approximately 1.05 lakh passengers daily.
Infrastructure projects including the Bangalore–Chennai Expressway, suburban rail, and metro extensions are adding further value to eastern corridors. Varthur, Bellandur, and Sarjapur Road are seeing significant price increases driven by close connectivity to key tech hubs like Whitefield and Outer Ring Road.
Over the past several years, Varthur has seen more than 25 new residential projects launched between 2020 and 2025, with modern apartments, gated communities, and social infrastructure shaping the area's future. Property prices have risen 15–18% over the last three years, with an 8.37% increase between 2024 and 2025 alone, according to Housing.com data.
Prestige Evergreen is Prestige Group's newly launched apartment project on Varthur Road in East Bangalore, positioned as Phase 2 of the highly successful Evergreen at Prestige Raintree Park township. The project covers 24 acres and comprises 2,000 units across 14 high-rise towers, each rising to 3 basement levels plus ground plus 19 floors.
Apartments range from 659 sq ft to 2,513 sq ft across 1, 2, 3, and 4 BHK configurations, with prices starting from ₹92 lakhs. The project is currently in the launched, bookings-open stage, with possession scheduled for 30 June 2030.
Prestige Evergreen is the Phase 2 component of the larger 107-acre Prestige Raintree Park township. The broader township includes a 25-acre commercial zone featuring a high-end mall and tech park, and is positioned directly opposite Varthur Lake. For buyers, the township scale matters: residents move into an already-functioning community rather than waiting for surrounding infrastructure to catch up.
Located on the Varthur–Whitefield Road, directly opposite Varthur Lake, the project offers seamless connectivity to ITPL, Outer Ring Road, and Sarjapur, making it a practical choice for professionals working in major tech hubs.
By dedicating 70% of the 24-acre Phase 2 land to open green spaces and water features, Prestige has addressed one of Whitefield residents' primary concerns: urban congestion. Amenities include a sprawling central courtyard, one of Bengaluru's largest clubhouses at over 1 lakh sq ft, landscaped gardens, three swimming pools with lounges, outdoor sports courts, a children's play area, a pet park, a spa and sauna, a mini theatre, and a party hall.
As of May 2026, Prestige Evergreen has sold approximately 1,100 out of 2,000 apartments — nearly 55% of the project booked. On-site work has advanced with excavation completed, and basement and ground-level structural works, including column and pillar preparation, currently in progress.
Prestige Evergreen does not stand in isolation. Phase 1 of Prestige Raintree Park on Varthur Road offers 3.5, 4, and 5 BHK apartments ranging from 2,533 sq ft to 3,598 sq ft across 21 acres and 10 residential towers, delivering a total of 1,520 apartments alongside a tech park and a shopping mall, with possession from December 2028 onwards. Phase 1 started in late 2024 with towers rising quickly; because of strong demand, Phase 2, Prestige Evergreen, launched in January 2026 on 24 acres.
Top educational institutions including Inventure Academy, Greenwood High, and TISB, as well as hospitals like Manipal and Sakra, are close to the project. Residents can also access NEXUS Mall and the Hope Farm Junction Metro within minutes.
Beyond the Raintree Park township, Prestige Group has accumulated a notable presence along the Varthur Road corridor. The group has three projects on Varthur Road, the largest of which is Prestige Lakeside Habitat. Prestige Somerville, another group project, is located at the Varthur Junction on Old Madras Road, within a 15-minute drive of Marathahalli, ITPL, and Sarjapur IT hubs. Somerville is a high-end lakeside project on Varthur Lake Road, built on 6.58 acres with 80% open spaces and 306 apartments across 3, 3.5, and 4 BHK configurations.
Prestige Lavender Fields, also in Varthur, spreads across 18.25 acres and offers 1,473 units in 1, 2, 3, and 4 BHK configurations, with completion expected by June 2027, and is well-connected to the IT corridor, Sarjapur Road, and Outer Ring Road. This accumulation of projects — multiple active developments within a few kilometres of each other — reflects a deliberate concentration of the group's resources in a single micro-market rather than scattered single-tower launches.
As of September 2025, flat prices in Varthur start at ₹9,400 per sq ft for base-level units and go up to ₹14,600 per sq ft for premium apartments by top builders. Bangalore residential prices by zone show Varthur averaging ₹9,500 per sq ft, Whitefield at ₹12,000–15,000 per sq ft, and Indiranagar up to ₹15,200 per sq ft. Prestige Evergreen's entry-level pricing within the ₹92 lakh range therefore positions it competitively against a micro-market that is actively repricing upward.
Residential property prices in Whitefield appreciated between 40–60% for quality projects in the period 2020–2025 — a period spanning the pandemic, return-to-office transitions, the arrival of metro connectivity, and continued IT sector expansion. Analysts estimate prices on Varthur Road may continue rising at 5–9% per year as infrastructure improves.
The peripheral Whitefield belt still has room for new-format townships and communities that appeal to families wanting more breathing space, and buyers across Bengaluru's residential micro-markets are demonstrably willing to move farther out when they receive better-designed communities, more open space, and more predictable connectivity in return. Prestige Evergreen is structured precisely to meet those criteria.
