Prestige Group's move into Worli marks one of the clearest signals of how far the Bengaluru-headquartered developer's ambitions have travelled. Founded by Razack Sattar in 1986, Prestige has developed residential colonies and commercial spaces in Bangalore, Chennai, Kochi, Calicut, Hyderabad, Mumbai, Mangalore, Goa and Delhi-NCR. For a company built on South Indian addresses, Worli represents something different: Mumbai is a new frontier for Prestige's expansion beyond South India, backed by solid capital infusion, including a roughly 20 billion rupee deal with ADIA and Kotak AIF.
The developer's principal Worli address is Prestige Nautilus, positioned on Dr Annie Besant Road in Shivaji Nagar. The project is located on Dr Annie Besant Road, Shivaji Nagar, Worli, Mumbai, offering connectivity to the Coastal Road, Phoenix Palladium, and Eastern Express Highway. The development is built around a small number of large-format sea-facing homes rather than volume housing. The RERA ID for Prestige Nautilus is P51900009720. Pricing spans the width of Worli's ultra-luxury bracket: apartments range from roughly ₹42 crore to ₹86.4 crore, while the largest 6 BHK configuration, at 8,140 sq ft, starts from ₹97.68 crore. Possession is dated December 2030 for a project structured around 4, 5 and 6 BHK residences with private decks and sea views.
Nautilus is not an isolated bet. Prestige's Mumbai project register shows a deliberate spread across the city's premium and mid-premium pockets. The company's RERA-registered Mumbai projects include Prestige Ocean Towers – South (MahaRERA, completion 2030-12-31) and Prestige Ocean Towers – North (MahaRERA, completion 2030-06-30), with Prestige building across Bandra West, Dahisar East, Mahalaxmi, Marine Lines, Mulund West and Worli. That footprint pattern — a South Mumbai flagship paired with projects in the western suburbs and central Mumbai — mirrors how Prestige has scaled in Bengaluru and Chennai: establish a landmark address, then build depth around it.
Buyers weighing a Worli purchase from a relatively new entrant to Mumbai are effectively also buying into Prestige's national track record. Nationally, the company has delivered 302 completed projects covering 193 million square feet of developed area as of September 2024, and is the only developer to hold a CRISIL DA1+ rating for construction and development capabilities. The Mumbai push has coincided with a sharp acceleration in group-wide sales. Prestige Estates reported record sales of ₹18,144 crore in the first half of FY26, a 157% year-on-year increase that surpassed its entire previous fiscal year, driven by demand and launches across Bengaluru, Mumbai and the NCR. That momentum has translated into more Mumbai land moves beyond Worli: a joint venture with ABIL Group for a roughly 6-acre, 1.7 million sq ft residential project in Versova, structured through Aaramnagar Realty LLP, with an estimated gross development value exceeding ₹9,000 crore. A separate transaction saw the firm acquire 22,135 sq m of land in the Mira Bhayandar Municipal Corporation area, adjacent to the Western Express Highway, for ₹291.58 crore, underlining that Worli is one node in a much larger city-wide land assembly rather than a one-off launch.
Worli's own market dynamics explain why Prestige chose it as an entry point rather than a purely suburban strategy. The average asking price in Worli reached ₹74,050 per sq ft by March 2026, having climbed from around ₹65,700 per sq ft the previous September, and the sea-facing stretch commands even more. Over a 24-month period, Worli recorded the sale of more than 30 ultra-luxury apartments priced above ₹40 crore, amounting to a total transaction value of roughly ₹5,500 crore — a bracket that sits squarely within Prestige Nautilus's own pricing band. Demand in this segment is not driven by first-time buyers: it is supported by steady demand from CXOs, NRIs, and professionals working in business hubs such as Lower Parel, BKC, and Nariman Point.
Two infrastructure projects are doing the heavy lifting behind Worli's price trajectory, and both bear directly on a Prestige buyer's daily commute. Coastal Road Phase 1 became operational in 2024, cutting the Worli-to-Marine Drive commute from 40 minutes to around 10 minutes, while Metro Line 3's Aqua Line, with its Phase 2A completed in May 2025, connects Worli to BKC in 10 to 15 minutes versus 25 to 35 minutes by road. Together, these two projects have reset how far Worli reaches into the rest of the city, which is part of why a developer entering Mumbai for the first time chose to anchor a flagship here rather than in an already-saturated suburb.
