Landmark Convention and Hospitality Complex Takes Shape at Bengaluru Airport City
Prestige Group and Bengaluru Airport City Limited (BACL) announced a landmark integrated destination in Bengaluru Airport City on June 11, 2026, featuring a convention centre, luxury hotels, and premium office space. The development spans 1.5 million square feet, with a construction cost of about ₹1,800 crore.
The hub will include a high-end performing arts center, convention center and spaces for hotels, hospitality, office, and retail stores. The mix comprises a world-class convention & exposition complex, two luxury hotels under the St Regis and Marriott Marquis brands, premium office space and curated food and beverage experiences – all in a connected area near Kempegowda International Airport.
Architecture and Scale
Kohn Pedersen Fox (KPF), a London based architectural firm, has been appointed for the development, which is expected to start by 2027 and be completed by 2031.
Prestige Group is looking to develop an initial inventory of over 350 keys across two hospitality brands, such as the convention-focused Marriott Marquis and ultra-luxury hotel Marriott St. Regis.
Strategic Purpose and Market Position
The convention centre is proposed as a major regional venue for international conferences and exhibitions (the "MICE" market – meetings, incentives, conferences and exhibitions, i.e., business events tourism). The convention centre hub will enable the tech city to attract global scale conference and international exhibitions.
The project aims to strengthen Bengaluru's global connectivity and catalyse economic growth in the airport corridor.
Integration Within Airport City
BACL is the wholly owned development arm of Bangalore International Airport Limited (BIAL), which manages the Bengaluru airport. BACL is developing "Airport City", a major mixed-use area including corporate parks, technology hubs, a medical district, a knowledge park, hospitality, a central park and a concert arena.
Strategically located within Bengaluru Airport City, the precinct offers unmatched multimodal connectivity via NH-44, SH-104, the upcoming Kempegowda International Airport Bengaluru (KIAB) West Metro Station, Suburban Rail, and seamless airport access.
Prestige Group's Hospitality Track Record
Prestige Group is a diversified real estate developer with a legacy spanning nearly four decades. As of March 2026, the Group has delivered 316 projects spanning 212 million sqft and has a pipeline of 135 projects across 227 million sqft.
The Prestige Group also shared its plan to inaugurate about 25 hotels with 5,500 keys across India, over the next five years. The realtor has a similar project in Delhi, slated to be operational by end of 2026. The development houses 600 keys with Marriott Marquis and 200 keys with St. Regis, taking the total inventory to 800 keys.
Development Timeline and Investment
There is no disclosed investment amount, no built-up area, no ownership or revenue-share split between Prestige and BACL, and no completion timeline. So the near-term financial impact is unquantifiable today. One should treat the deal as a "positioning and optionality signal", not something that moves this year's profit.
