Prestige City Indirapuram Achieves ₹9,500 Crore Pre-Sales in Its First Year, Becomes Prestige's Most Successful NCR Launch
First-Year Milestone: Prestige City Indirapuram Reaches ₹9,500 Crore in Pre-Sales
Prestige City Indirapuram has recorded over ₹9,500 crore in pre-sales in its first year of launch, marking a significant threshold for Prestige Group's debut into the Delhi-NCR residential market. The milestone was disclosed by CMD Irfan Razack in post-FY26 results, stating the project "embodies the scale, ambition, and integrated lifestyle that Prestige stands for".
Early Market Response
The company sold 1,200 units worth ₹3,000 crore within seven days of launch, setting the tone for sustained demand. Oakwood Towers, the first phase launched in April 2025, saw over 1,200 units sold in its initial sales cycle. This velocity marked a departure from Prestige Group's traditional South Indian market, where the developer's entry into Ghaziabad was immediately tested by buyer appetite for branded, large-format residential.
Project Scale and Configuration
The 62.5-acre township features 23 landmark towers and over 4,000 residences. The first phase—Oakwood and Mulberry—represents a Gross Development Value of over ₹9,000 crore, with the planned Mayflower phase expected to raise total residential GDV to ₹12,000 crore.
Units range across multiple configurations, with Oakwood launched in April 2025 and Mulberry in the same period. Pricing reflects premium positioning: starting at ₹1.56 crores, offering entry-level access to a Tier-1 branded developer in a high-growth NCR pocket.
NCR Expansion and Strategic Timing
Prestige recorded around ₹10,000 crore in sales bookings across the NCR market during FY 2025-26. The Indirapuram success has energized the company's regional ambitions: Prestige is now planning two new housing projects in Delhi-NCR this fiscal, one each in Noida and Gurugram. In April 2026, the developer signed a JDA in Sector 92, Gurugram, valued at ₹4,200 crore.
Developer Track Record
Prestige has completed 313+ projects and delivered over 206 million sq ft across India. The company holds the only CRISIL DA1 rating among Indian developers. In FY 2025-26, Prestige achieved record sales bookings of ₹30,024 crore, representing a 76 percent increase from the prior fiscal.
The company's South India portfolio—anchored by flagship Bengaluru deliveries such as Prestige Shantiniketan, UB City, Prestige Golfshire, and Prestige Lakeside Habitat—established the execution credibility now being applied to NCR. Founded in 1986 and led by CMD Irfan Razack and brothers Rezwan and Noaman Razack, the group operates across 13 major Indian cities and maintains a pipeline of 128 active projects covering around 195 million sq ft across residential, commercial, retail, and mixed-use.
Market Position in Ghaziabad
Ghaziabad's premium branded residential sector faces a 40 percent inventory deficit, a gap Prestige City is strategically filling. The operationalization of the Delhi-Meerut Expressway (NH-24) has reduced travel time to Delhi to under 15 minutes, improving the project's appeal to Delhi-based buyers and office commuters. The Namo Bharat (RRTS) and proposed Noida Metro Extension have positioned the area as a high-yield transit hub.
The ₹9,500-crore milestone underscores that Prestige's entry into NCR was neither tentative nor niche. For a South Indian–centric developer to deploy a 62.5-acre township in an unfamiliar market and clear ₹9,500 crore in pre-sales within twelve months signals both market readiness and developer credibility. The next phase—Mayflower—and the company's imminent Noida and Gurugram launches will test whether this opening year was an outlier or the beginning of sustained NCR dominance.
