Prestige Estates eyes Rs 40,000 crore of launches across five cities in H2 FY27

Published

Prestige Estates Projects Ltd, the Bengaluru-based developer, has outlined residential launches with combined revenue potential above Rs 40,000 crore for the second half of FY27. The announcement, datelined New Delhi on October 20, covers the window from October 2026 to March 2027, with new projects planned in Bengaluru, Mumbai, Delhi-NCR, Chennai and Hyderabad over the next two quarters.

The planned pipeline is roughly 2.5 times the revenue potential the company launched in the April to September period, when it introduced projects covering 23.14 million square feet with revenue potential of more than Rs 16,200 crore. The figure was set out in the company's operational update filed with the NSE on October 13, 2026, which covered the quarter and half year ended September 30, 2026.

Scale of the second-half pipeline

Chairman Irfan Razack said the company has a substantial launch pipeline across the five cities and that the upcoming projects should help sustain sales momentum. He said demand for housing remains healthy and pointed to recent launches that were introduced only towards the end of the second quarter but still recorded strong sales traction. The company expects the new launches to carry momentum through the festive season.

The Rs 40,000 crore figure is a gross development value measure, meaning it represents the combined GDV across the second-half projects rather than the expected sales bookings in any single period. The company's sales booking target for the full financial year is Rs 35,000 to Rs 36,000 crore.

Sales and collections in the first half

Residential pre-sales in the first half of FY27 reached Rs 13,804.3 crore, covering 11.88 million square feet and 7,247 units. Pre-sales in the second quarter rose 20% year on year to Rs 7,225 crore, while customer collections stood at Rs 5,294.1 crore in the quarter, taking half-yearly collections to Rs 10,096.3 crore.

Average realisation was Rs 12,375 per sq ft in the second quarter and Rs 11,618 per sq ft for the first half. By city, Bengaluru contributed 41% of half-yearly sales, followed by Hyderabad at 32%, Mumbai at 12%, Chennai at 8% and other markets at 7%.

Nomura, which maintained its FY27 pre-sales estimate of Rs 350 billion, said the second-quarter pre-sales of Rs 72.25 billion were ahead of its own estimate of Rs 60 billion. The brokerage also estimated that the quarter ranked as the third-strongest among the eight developers that have given updates over the past 10 quarters, and said it expects the launch momentum of Prestige Estates to improve significantly.

Earlier in the year, in July, the company had cited a housing pipeline of Rs 60,000 crore and said the number of projects it brings to market would depend on government approvals. The company has also been raising capital for its hospitality arm, with CPP Investments committing Rs 30,000 million for an approximately 27% stake in Prestige Hospitality Ventures Limited.

Launch activity in the first half of FY27

In the first quarter, three residential projects with an estimated revenue potential of Rs 12,000 crore were launched in Hyderabad, Bengaluru and Mumbai. In the second quarter, the company launched three residential projects in Bengaluru and Chennai, covering 5.91 million square feet. During the same quarter it sold 3,910 units covering 5.84 million square feet.

The Bengaluru market

Bengaluru, the company's largest market by first-half sales, recorded 27,968 housing sales in the first half of 2026, up 5% year on year, while new launches rose 4% to 34,749 units. Knight Frank described the city as the fastest-growing housing market among India's eight largest cities in that period. Average residential prices increased to Rs 9,354 per sq ft, supported by steady demand for well-connected projects.

South Bengaluru accounted for 36% of new launches and 34% of sales in the first half, while North Bengaluru recorded double-digit growth in both launches and sales. The city's metro network had grown to 96 km across three operational lines with 83 stations by 2025, and the Yellow Line opened in August 2025. Namma Metro expansion, the Peripheral Ring Road and the Satellite Town Ring Road are improving connectivity in emerging corridors.
