Prestige Estates Expands Strategic Focus to Pune, Raises FY27 Launch Pipeline

Prestige Estates Projects has outlined a broad launch pipeline of around ₹58,000 crore across key cities in the current fiscal year. The developer has signalled sharper focus on three high-value regions: Delhi-NCR, Chennai and the Mumbai Metropolitan Region (MMR), with Pune identified as the next growth frontier.

FY27 Financial Targets and Construction Investment

Prestige Group Chairman Irfan Razack is targeting to achieve ₹35,000-36,000 crore of sales bookings or pre-sales during the 2026-27 fiscal. This represents growth from a record sales bookings of ₹30,024 crore during the 2025-26 fiscal, up 76 per cent from the preceding year.

To support this pipeline, the realty firm will invest around ₹15,000 crore this fiscal in the construction of residential and commercial projects across South India, Mumbai Metropolitan Region and Delhi-NCR. Out of the projected construction spend, approximately ₹9,500-10,000 crore is earmarked for housing projects and ₹4,500-5,000 crore for commercial projects, including office complexes and shopping malls.

Pune Emerges as Strategic Expansion Market

Prestige's chief executive officer, West India, Tariq Ahmed, said the company has already rolled out ₹25,000 crore worth of residential launches in MMR and continues to scout opportunities in Pune. The pipeline includes three upcoming projects spanning 5.81 million sq ft, along with a 50-acre land parcel in Pune.

The company has outlined a capital outlay of ₹8,000–10,000 crore over the next two to three years to accelerate its West India push. This marks a formal strategic entry into Pune beyond the company's existing commercial real estate holdings in the region.

Geographic Breadth and Market Approach

The West India operational book includes six ongoing residential projects covering 8.81 million sq ft valued at over ₹27,000 crore. The company has a launch pipeline of around ₹58,000 crore for the current fiscal across major cities, but the actual launch would depend on government approvals.

Prestige Estates Projects is preparing to launch two residential developments in Delhi-NCR during FY27, with an estimated revenue potential of INR 6,800 crore, planning to introduce one project each in Noida and Gurugram, adding nearly 8 million sq ft of developable area to its portfolio in the region. The planned launches follow the strong performance of Prestige City Indirapuram, the company's first housing project in NCR, which generated more than INR 9,500 crore in pre-sales within its first year.

Operational Scale and Execution Focus

Prestige Estates has delivered 313 projects covering 206 million sq ft and currently maintains a development pipeline of 128 projects spanning 195 million sq ft across multiple markets in India.

The company indicated visibility into adding over 15 projects over the next two years. On the commercial side in West India, Prestige has two projects underway totalling 7.71 million sq ft and has stated an aim to double this portfolio.
