Prestige Creates Two Strategic Subsidiaries for Expansion

Prestige Estates Projects announced that 'Stellar Builder Dynamics LLP' and 'Stellar Envision LLP' have been incorporated as Wholly Owned Subsidiaries of the Company on 08 January 2026.

The incorporation of the two subsidiaries follows standard corporate governance procedures. Both entities have an initial contribution of INR 1,00,000, with Prestige Estates holding 100% partnership interest. Stellar Builder Dynamics LLP was officially incorporated on January 8, 2026, with the LLPIN ACU-1416. Also incorporated on January 8, 2026, Stellar Envision LLP carries the LLPIN ACU-1190.

Purpose and Structure

The incorporations are part of the company's strategic expansion and will focus on real estate development. Both entities are structured as Limited Liability Partnerships, a legal form commonly used in India for project-specific ventures and special purpose vehicles.

Stellar Envision LLP is incorporated in India under the Limited Liability Partnership Act, 2008, to carry on the business of real estate development. At the time of filing, both entities remained in pre-operational status.

Context: Prestige's Expansion Momentum

Prestige Group was founded in 1986 by its owner, Razack Sattar, and is one of the leading real estate builders based in Bangalore, India. The geographical sales mix remained well diversified, with Mumbai contributing 36%, Bengaluru 25%, Hyderabad 16%, NCR 16%, Chennai 5% and Kochi 2% of total sales.

Sales volume during the quarter stood at 2.99 million square feet, with the sale of 1,811 units. Collections for the quarter came in at Rs 4,547.5 crore, up 40% year-on-year.

The group's portfolio includes over 180 million sq ft of delivered projects, and it currently holds a land bank of over 728 acres for future developments.
