Prestige Group Sets Pre-Launch for Clover Dale Township in Padi, Chennai
Published
Prestige Group has opened the pre-launch of Prestige Clover Dale, a large integrated residential township on a 16-acre site in Padi, North Chennai. The project will be developed by Prestige Group, and its pre-launch is scheduled for 5 December 2026, with the official launch to follow in December 2026. Sales office walk-ins are already open for buyers who want to learn about the project ahead of the event.
The township is planned as a cluster of 18 to 20 high-rise towers with around 2,200 apartments in total. Each tower is designed with two basements, a ground floor and between 14 and 16 upper floors. Roughly 12.8 acres of the land has been set aside as common open space, which gives the scheme a considerably lower density than the surrounding urban fabric. Construction is planned to begin in January 2027 and run over a schedule of about 60 months, with possession planned for December 2031. The application for registration under TNRERA has been made, and the registration is expected around the time of the launch.
Homes, sizes and prices at pre-launch
Prestige Clover Dale will offer 1, 2, 2.5, 3 and 4 BHK apartments, with carpet and built-up sizes running from about 550 sq ft to about 2,400 sq ft. Starting prices for each configuration are listed below.
- 1 BHK, about 550 sq ft, from Rs 74.3 lakh
- 2 BHK, about 900 to 1,150 sq ft, from Rs 1.22 crore
- 2.5 BHK, from Rs 1.62 crore
- 3 BHK, about 1,350 sq ft, from Rs 1.82 crore
- 4 BHK, about 2,000 to 2,400 sq ft, from Rs 2.70 crore, going up to about Rs 3.24 crore
The payment structure published for the 2 BHK homes asks for 10 percent at the time of booking and 10 percent on signing the agreement, with the remaining 80 percent paid across the construction stages. The wide range of sizes allows buyers to choose from compact single-bedroom homes to large four-bedroom residences within the same township.
The location in Padi and North Chennai
Padi sits in the northern part of Chennai along CTH Road, also known as the Chennai to Tiruvallur High Road. Prestige Group's January 2026 land-purchase announcement places the site close to Anna Nagar, one of the city's long-established residential micro-markets, and describes the acquisition as part of its strategy of developing well-located urban sites.
Public transport in the wider area is anchored by Chennai Metro's Green Line, which serves Thirumangalam in the north-west corridor. Chennai Metro Phase II is also under way with three corridors planned, including Corridor 5 between Madhavaram and Sholinganallur, which will link the northern suburbs with the southern IT belt once it opens. Buyers considering the township will find that the metro expansion is a key piece of the connectivity story for this part of the city.
