Prestige Olive Oak Opens Pre-Launch on Bellary Road With 600 Freehold Plots

Published

Prestige Group has opened pre-launch bookings for Prestige Olive Oak, a gated plotted development of about 600 freehold villa plots spread across more than 30 acres in Chikkajala, off Bellary Road in North Bengaluru. The expression of interest phase has been open since July 2026, and the project is scheduled to launch in the second week of November 2026.

Buyers entering the pre-launch phase are being offered plots at an expression of interest rate of ₹10,000 per sq ft. Plot sizes range from 1,200 sq ft to 2,400 sq ft, and the development is conceived around a Mediterranean-themed, low-density villa lifestyle with a central green and landscaped parks. The project has been submitted for registration with Karnataka RERA in July 2026, and the developer has outlined a possession date of December 2029 for developed plots.

Plot sizes, prices and payment structure

The development offers freehold villa plots in four standard configurations. At the expression of interest rate, the starting prices are as follows.

Plot areaDimensionsPrice from (EOI rate)
1,200 sq ft30 x 40 ft₹1.2 Cr
1,500 sq ft30 x 50 ft₹1.5 Cr
2,000 sq ft40 x 50 ft₹2 Cr
2,400 sq ft40 x 60 ft₹2.4 Cr

Odd-sized and corner plots are available in limited numbers, with prices determined plot by plot. Corner and premium positions along the central green spine, which offer better views and ventilation, are priced separately. Prices exclude GST, stamp duty, registration and other charges.

The advertised payment plan is development-linked, with ten instalments of about 10 percent each. The first 10 percent, together with GST, is paid at booking. At the expression of interest rate, the booking amount works out to ₹12 lakh for a 1,200 sq ft plot, ₹15 lakh for 1,500 sq ft, ₹20 lakh for 2,000 sq ft and ₹24 lakh for 2,400 sq ft. Subsequent instalments fall due at registration, within 30 days of booking, at the start of road building, boundary wall construction and levelling works, on completion of the superstructure, internal flooring and internal plumbing, and at final possession.

Layout, infrastructure and planned amenities

The layout is built around a central green with landscaped parks and tree-lined avenues. A 15-metre entrance road leads into 9 to 15 metre internal avenues with pedestrian paths, and the site has two controlled entry and exit points. Underground electrical cabling, street lighting, and water and sewage lines are planned to reach every plot. Security is planned around 24/7 guarding, RFID boom barriers and CCTV cameras, and the eco-friendly features include rainwater harvesting and water treatment systems, with solar panels planned for all common areas.

The clubhouse concept brings together a swimming pool and indoor pool with changing rooms, sauna and massage rooms, a gym with a separate senior citizens' gym, a party hall, a library, a mini theatre, a rooftop party deck and a food court. Sports facilities include tennis, badminton and squash courts, cricket practice nets, and a jogging and cycling track. Children are catered for with a play area and a kids' pool, and a yoga and meditation deck is also planned. The amenity list reflects the developer's current marketing plans.

Sales details are fixed for the current phase. Construction milestones shown on the project schedule include road formation from January to September 2027, boundary wall works from June 2027 to March 2028, site levelling and infrastructure from January to September 2028, and final infrastructure works through September 2029.

Location and connectivity

Chikkajala sits along Bellary Road (NH-44), roughly 12 km by road from Kempegowda International Airport, and about 8.6 km from the terminals in a straight line. The Outer Ring Road meets the highway nearby, and the Hebbal Flyover provides a direct link into the wider city network. The Satellite Town Ring Road connects to the Outer Ring Road at Hebbal, giving residents alternative routes across North Bengaluru.

Namma Metro's Blue Line Airport Line, Phase 2B, will run along Bellary Road from Hebbal to the airport over about 27 km. Yelahanka Metro Station, on the Blue Line, will serve the Bellary Road stretch, and it is currently under construction. Doddajala and Bagaluru Cross are the nearest planned metro stations. Yelahanka Junction and Hebbal railway stations are the nearby rail links. Lifestyle destinations such as Esteem Mall and Phoenix Mall of Asia lie along the corridor, and road links connect the area to Manyata Tech Park. MG Road is about 28 km away, a journey of 50 to 60 minutes outside peak hours. Within a 10 km radius, CBSE, ICSE, IB and Cambridge schools serve the area.

About the developer

Prestige Olive Oak is being developed by Prestige Estates Projects Limited, which operates under the Prestige Group brand. The group has been building in Bengaluru since 1986 and has developed residential, commercial, retail and hospitality projects across South India. Its gated communities and integrated townships are a significant part of the Bengaluru residential market, and the Chikkajala project extends that footprint into the northern corridor of the city.

What comes next

Pre-launch expression of interest bookings remain open ahead of the formal launch in the second week of November 2026. Road building, boundary wall construction and levelling works will follow the launch, with developed plots scheduled for possession in December 2029.
