Prestige Group Opens Pre-Launch of 60 Row Houses on Airport Road, Bengaluru

Published

Prestige Group has opened the pre-launch of Prestige Row Houses Airport Road, a gated enclave of 60 four-BHK row houses on roughly 9 acres at Yerthiganahalli, near Devanahalli on the Airport Road corridor of Bengaluru. The project is listed as pre-launch on the developer's channel-partner directory, with expressions of interest open and Karnataka RERA registration still pending.

The project carries a total value of around ₹250 crore and is priced from ₹7.5 crore onwards, according to the listing as of October 2026. Each home is planned as a ground-plus-two-level house, which places the development at a density of about seven homes per acre. For buyers tracking the Devanahalli market, the scheme is one of the larger private row-house enclaves being brought to the area by a developer with a long Bengaluru record. The full project details are set out on the Prestige Row Houses Airport Road project page.

Key details of the pre-launch

Each of the 60 homes is a four-BHK row house with a super built-up area of about 4,000 to 5,000 square feet. Every unit includes a study, a staff room and a private sundeck, and the homes are arranged within a small gated community rather than a high-rise format. Floor plans have not yet been released, and the developer will fix the completion date at the time of RERA registration.

The payment plan is construction-linked. Buyers pay 10 percent on booking and a further 10 percent at agreement, which is due within 30 to 45 days of booking. The remaining 75 percent is paid against slab-wise construction stages, and the final 5 percent falls due on possession. Other charges and GST are payable separately and are set out in the sale agreement.

  • Configuration: 4 BHK row houses, ground plus two levels
  • Super area: about 4,000 to 5,000 sq ft per home
  • Land: about 9 acres; 60 homes
  • Price: from ₹7.5 crore onwards
  • Structure: RCC framed, designed for Zone-II earthquake compliance
  • Flooring: vitrified tiles in living, dining and bedrooms; anti-skid ceramic in bathrooms and balconies
  • Windows and doors: UPVC windows with mosquito mesh; engineered wooden main door with veneer finish
  • Bathrooms: branded CP fittings, concealed plumbing, CPVC pipes
  • Power backup: full DG backup for common areas and partial backup for units
  • Security: 24x7 manned security, CCTV in common areas, video door phone and intercom

Buyers should also budget for statutory and one-time costs. Stamp duty in Karnataka is 5 percent on values above ₹45 lakh, registration is 1 percent of property value, and khata registration is 2 percent. GST applies at 5 percent without input credit on the apartment cost. The developer requires 12 months of maintenance in advance, and a one-time corpus fund is charged as set out in the agreement. BESCOM and BWSSB connection deposits are charged at actuals.

The location

The site sits near Yerthiganahalli, close to the Devanahalli bus station and National Highway 44, which runs to Hebbal and central Bengaluru. Devanahalli Railway Station is about 1 km away, and Kempegowda International Airport Halt Railway Station is about 5.8 km away. Sattva Park Cubix, an office campus, is around 1 km from the site, and Hi-Tech Defence and Aerospace Park is about 8.2 km away.

Nearby schools include Akash International School at about 1.8 km and Atal Bihari Vajpayee Residential School at about 3.5 km. Healthcare is within a short drive, with Sri Shirdi Sai Hospital about 0.3 km away and Government Hospital, Devanahalli about 2.5 km away. The Arcade, a retail destination, is about 1.9 km away.

Infrastructure in the wider corridor is advancing. The Bengaluru Airport metro extension on the Blue Line is targeted for June 2027, and the Sampige suburban rail line linking KSR Bengaluru with Devanahalli and the airport has a planned opening in June 2029. The Satellite Town Ring Road, a 280.8 km route, is under construction. Devanahalli's average price stood at about ₹9,500 per sq ft in 2025, with premium branded launches in the area typically priced between ₹8,000 and ₹11,500 per sq ft.
