Prestige Group Commits ₹12,500 Crore to MMR Infrastructure Portfolio

The Government of Maharashtra signed a Memorandum of Understanding with Prestige Group for investments exceeding ₹12,500 crore, marking a significant expansion of the developer's non-residential footprint in the Mumbai Metropolitan Region. The agreement spans three large-scale projects across Navi Mumbai and Khalapur, aligned with the state's push into advanced digital infrastructure and supply-chain logistics.

Project Breakdown and Investment Allocation

Prestige Group will invest ₹5,000 crore to build a large data centre campus in Taloja, which will also include commercial, residential, and supporting infrastructure, scheduled to start in 2026 and expected to create 1,200 direct jobs.

₹5,000 crore has been earmarked to develop a Global Capability Center spread over 100 acres in Navi Mumbai. GCC parks have become a strategic priority for Maharashtra as multinational firms establish India-based centres for research, engineering, and business operations.

A mega logistics and industrial hub in Khalapur will receive ₹2,500 crore investment, covering 250 acres and incorporating both residential and commercial infrastructure, projected to create 2,500 direct jobs.

Employment and Timeline

The investment is expected to generate around 8,700 direct jobs, with construction expected to commence across all three projects during 2026. This represents a significant infusion of organized warehousing, tech infrastructure, and capability centre capacity into the MMR market at a time when logistics and GCC demand have accelerated sharply across India.

Strategic Context for the MMR Region

The announcement arrives as Navi Mumbai undergoes rapid infrastructure maturation. Navi Mumbai Metro Line 1 (Belapur–Pendhar) is fully operational, serving Kharghar, Taloja, and the Belapur–Pendhar corridor, making previously "distant" localities commuter-viable and injecting significant confidence into mid-segment residential projects. Taloja is home to the Taloja MIDC industrial estate and is connected via the Harbour line extension, with civic services provided by the Panvel City Municipal Corporation.

Navi Mumbai hosts prime commercial hubs such as Taloja, Kharghar, Reliance SEZ, Belapur CBD, and Koperkhairane, and the addition of a dedicated data centre campus and GCC park underscores how the city is positioning itself as a back-office and tech-services hub beyond traditional real estate.

Prestige Group's Scale and Track Record

Prestige Estates Projects Limited was founded by Razack Sattar in 1986 and has grown into one of India's largest and most respected listed real-estate developers. As of June 2026, Prestige Group has completed 313+ projects and delivered over 206 million sq. ft. across India.

Prestige works across residential, commercial, retail and hospitality in about 13 cities across roughly nine states. Names such as UB City and the Forum Malls anchor the commercial and retail side, so a Prestige buyer is buying into a group with income-producing assets, not only apartment sales.

As of 2025–26, Prestige Estates Projects Ltd holds CRISIL's highest developer grade, DA1+. This rating was reaffirmed again in 2025, making Prestige the only real estate company in India to hold DA1+.

Broader Market Context

Maharashtra had previously entered into two separate agreements cumulatively worth US$ 6 billion with Blackstone in January 2025, with a US$ 3 billion Memorandum of Understanding with the Maharashtra Industrial Development Corporation (MIDC), and a US$ 3 billion MoU with the City & Industrial Development Corporation of Maharashtra (CIDCO) to develop data centers in the Mumbai Metropolitan Region. The Prestige MoU reflects continued momentum in the state's push to attract large-scale tech and logistics infrastructure.

Khalapur's inclusion in the portfolio signals developer interest in the extended MMR hinterland as a low-cost logistics gateway, while Taloja's proximity to both JNPT port and MIDC industrial estates makes it strategically positioned for integrated industrial-logistics development.
