Prestige Estates Projects plans to launch two new housing projects in Delhi-NCR this fiscal with an estimated revenue of nearly ₹7,000 crore, signalling the developer's deepening commitment to India's largest metropolitan region. The company will launch one project each in Noida and Gurugram, building on momentum established since its entry into the market last year.

The total developable area in these two projects will be nearly 8 million sq ft, with total revenue potential estimated at ₹6,800 crore, according to Prestige's latest investor disclosures. For context, the developer reported sales bookings of around ₹10,000 crore in the NCR market during the last fiscal—a performance that shaped the strategic decision to accelerate expansion.

Market Momentum and Developer Track Record

Delhi-NCR recorded a 30% year-on-year rise in housing sales in Q1 2026, supported by strong infrastructure development and accumulated buyer demand. Sales reached 10,740 units in Q1 2026 compared to 8,290 units in Q1 2025, while new project launches saw an exceptional 64% year-on-year surge with 13,631 units introduced in Q1 2026.

The premium segment has emerged as the dominant driver. Apartments priced above ₹1 crore accounted for nearly 71% of total sales in Q1 2026, reflecting a structural shift in the region's housing preferences. Infrastructure projects like the Dwarka Expressway and metro expansion are unlocking new housing supply in peripheral sectors.

In April last year, Bengaluru-based Prestige Group launched its first housing project in Delhi-NCR with a total revenue potential of around ₹12,000 crore. That maiden venture achieved rapid market acceptance: the Prestige City in Indirapuram, Ghaziabad sold over ₹3,000 crore across 1,200 units in a single week.

Strategic Position Within Prestige's Broader Growth

Prestige Estates achieved record sales bookings of ₹30,024 crore during 2025-26 fiscal, up 76 per cent from the preceding year. The company is targeting around ₹35,000–36,000 crore of sales bookings for the current fiscal, with launches across multiple geographies forming a critical lever.

The developer highlighted Bengaluru, Mumbai Metropolitan Region, and Delhi-NCR as major focus areas. Delhi-NCR accounted for 45% of Prestige's sales in H1 FY26, outperforming its traditional strongholds of Bengaluru and Mumbai.

Developer Credentials and Scale

The Prestige Group has delivered 313 projects spanning 206 million sq ft and maintains a pipeline of 128 projects across 195 million sq ft. DA1 is the highest rating assigned to a real estate developer by CRISIL, denoting the developer's ability to execute developments as per stipulated quality levels and time schedule, its financial stability and ability to transfer clear and marketable title.

The timing of these announcements reflects confidence in end-user demand. Prestige's Chairman stated: "The customer is buying a real asset and investing for the long term and not short-term". In 2026, household income growth in Delhi-NCR is projected to outpace property price appreciation for the first time since the post-pandemic boom—a structural advantage for large-format residential launches from established developers.

Noida and Gurugram: Market Positioning

Both locations reflect different buyer segments. Prestige's Gurugram project spans 17 acres in Sector 92 with ₹4,200 crore potential, positioning the developer in a micro-market transitioning from speculative to end-user-driven demand. Market experts note a clear transition in Gurugram from speculative investor-driven buying to more structured end-user-focused demand, with prices expected to grow by 8–15 per cent in high-demand zones such as Dwarka Expressway.

The Noida project adds scale to the developer's footprint in an emerging corridor where the Noida International Airport region is one of the fastest-growing real estate zones, attracting luxury developments and offering excellent connectivity.

What to Watch

The biggest industry challenge is getting approvals quickly, because development can start only after multiple clearances including RERA registration. For these FY27 launches, regulatory approval timelines will be the primary determinant of execution.

Prestige expects launches to be the key lever for meeting its FY27 pre-sales target, underscoring that both Noida and Gurugram projects carry strategic weight in the company's full-year guidance.
