Prestige Q3 FY26 Net Profit Surges to ₹222.6 Crore with 134% Sales Growth

Record Profit and Revenue Drive Strong Financial Performance

Prestige Estates' consolidated net profit surged to ₹222.6 crore in Q3 FY26, a 1,158% increase from ₹17.7 crore in Q3 FY25, while revenue from operations soared 134% year-on-year to ₹3,872.6 crore. The results signal accelerated project completion and strong underlying operational momentum, though margin dynamics warrant closer examination.

Highest-Ever Quarterly Revenue Reflects Accelerated Handovers

The quarter delivered the company's highest-ever quarterly revenue of ₹3,872.60 crore, a 59% sequential increase from Q2 FY26's ₹2,431.70 crore. Collections reached ₹4,547 crore, marking a 40% year-on-year increase, and cumulative collections for the nine-month period hit ₹13,283 crore, exceeding previous full-year figures.

Pre-sales in Q3 stood at ₹4,183 crore (39% year-on-year growth), across 2.99 million square feet and 1,811 units. Average realisations increased 6% annually to ₹14,459 per square foot.

Multi-City Momentum: Mumbai Leads Quarterly Sales

Mumbai led geographical contributions at 36% of quarterly sales, followed by Bengaluru at 25%, with Hyderabad and NCR each at 16%, Chennai at 5%, and Kochi at 2%. This broad geographic spread underscores the developer's expanding footprint beyond its traditional Bengaluru stronghold.

Margin Compression Masks Revenue Growth

Operating profit before depreciation, interest and tax stood at ₹860 crore, translating to an operating margin of 22.21%—a notable deterioration from 37.41% in Q2 FY26 and 35.67% in Q3 FY25. The substantial margin compression signals either aggressive pricing to drive volumes or higher construction costs eroding project economics.

Full-Year FY26 Reflects Landmark Performance

Prestige Estates achieved record operational performance with sales of ₹300,245 million and collections of ₹185,146 million for FY26. Full-year revenue reached ₹131,955 million (71% growth year-on-year), while profit after tax increased 112.8% to ₹13,119 million.

Developer Scale and Portfolio

Over the last three decades, the group has completed over 200 million square feet of developable area. Prestige Group has finished 302 projects across 193 million square feet and currently operates 59 ongoing projects spanning 101 million square feet. The developer has projects in Bengaluru, Chennai, Kochi, Hyderabad, Calicut, Mangaluru, Mumbai, Ooty, and NCR.
