Prestige Group Signs ₹115 Crore Deal for Bellandur Metro Station

On 21 February 2026, Prestige Group signed a definitive agreement with Bangalore Metro Rail Corporation Limited (BMRCL) to adopt and co-brand Bellandur Metro Station, involving an investment of ₹115 crore (excluding GST) for station upgradation, infrastructure enhancements, and long-term rights spanning 30 years.

Strategic Co-Branding and Naming Rights

Under the partnership, Prestige Group will secure exclusive naming rights for the station, to be known as "Prestige Bellandur Metro Station." Through its subsidiary Prestige Beta Projects, the developer will invest Rs 115 crore over a 30-year concession to upgrade the station, secure naming rights, and obtain commercial and advertising space within the facility. The deal includes exclusive naming rights for three decades, 3,000 sq. ft. of commercial space, 1,000 sq. ft. of ad inventory, and provisions for a future elevated connectivity bridge to the upcoming Prestige Lakeshore Drive development.

Location and Connectivity Value

Bellandur Metro Station is strategically positioned on the 17 km ORR Metro Corridor connecting Silk Board to KR Puram. The station sits at the heart of India's largest office micro-market, serving thousands of professionals daily and providing crucial connectivity to the bustling Outer Ring Road business district. Bellandur is among the fastest-growing commercial and residential corridors in Bengaluru, with commercial and residential high-rises comprising some large IT parks, multinationals, and residential developments. With thousands of commuters expected to use the metro daily once it is fully operational, the station offers better visibility and a way to build long term engagement with urban audiences than any other.

Infrastructure Upgrades and Green Building Standards

Prestige will undertake interior upgrades, finishing works, and station enhancements aligned with global metro standards and IGBC green building benchmarks as part of efforts to strengthen integrated and sustainable urban infrastructure in Bengaluru. The company will invest in upgrading and enhancing the Bellandur Metro Station, aligning it with global standards.

Integration with Prestige Lakeshore Drive

Prestige Lake Shore Drive is a high-impact Grade-A commercial tech park by Prestige Estates Projects Ltd., located along Marathahalli–Sarjapur Outer Ring Road, Bellandur, Bangalore. Spread across approximately 90 acres, Phase I comprises multiple towers (Wings A, B, C) totaling around 1.365 million sq ft built-up area, with enormous typical floor plates of approximately 107,052 sq ft, and expected completion in October 2024 (some sections now operational). The agreement opens avenues for potential future infrastructure integration, such as a proposed elevated connectivity bridge to Prestige Lakeshore Drive.

The company said this partnership represents a progressive Public–Private Partnership (PPP) model, combining infrastructure development with private sector participation to deliver seamless multi-modal connectivity for Bengaluru's citizens and the ORR workforce. BMRCL has been actively pursuing station naming rights and co-branding initiatives as a significant strategy to augment its non-fare revenue. This policy permits corporate sponsors to prefix their names to metro stations, a model seen in other cities. Previous deals have seen companies contribute sums ranging from ₹65 crore to ₹100 crore for naming rights and associated benefits over long concession periods, often 30 years.
