PRESTIGE BENGALURU AIRPORT CITY — New Project Coming Up in Devanahalli, Bangalore
Overview
Bengaluru Airport City Limited (BACL) has announced a strategic collaboration with Prestige Group to develop a next-generation Convention & Exhibition Centre within the upcoming Bengaluru Airport City precinct. The development spans 14.2 acres within the airport campus in Devanahalli, North Bangalore.
Project Components
The integrated development will house a world-class 8,000-seat Convention and Exhibition Centre, a state-of-the-art performing arts theatre, a luxury hotel, and Grade A office spaces, all seamlessly woven together with curated F&B and global dining experiences.
Strategic Location and Campus Context
Kempegowda International Airport, or KIA, is the international Airport of Bangalore located in Devanahalli, North Bangalore. The Prestige–BACL development sits within the airport campus itself, meaning it benefits from direct landside and airside adjacency.
BIAL's concession covers nearly 4,000 acres of land, of which 400 acres have been designated for Airport City, with the vision to develop a hub for business, hospitality, and broader economic growth in North Bengaluru.
Connectivity and Regional Infrastructure
Kempegowda International Airport is in Devanahalli, North Bengaluru, about 40 km from the city centre. NH-44 (Bellary Road) provides the primary arterial road connection.
Three structural catalysts are active at once: the airport-employment engine (the KIADB Aerospace SEZ, the BIAL / airport business region, and the planned KWIN City, building a durable high-income employment base ~20 minutes away); NH-44 and the STRR, providing expressway-grade arterial connectivity; and the Namma Metro Blue Line — 37 km, 17 stations — under construction toward the airport and targeted for completion around December 2026.
Developer Track Record
The Prestige Group is one of India's most respected and diversified real estate developers, with a legacy spanning nearly four decades and a portfolio that includes residential, commercial, retail, hospitality, and integrated township projects across major cities.
As of March 2026, Prestige Group has delivered 316 projects covering 212 million sq ft, with a current pipeline of 135 projects across 227 million sq ft.
Founded in 1986 by Irfan Razack in Bangalore, India, Prestige Group started by creating small-segment housing projects in Bangalore. With the help of brothers Rezwan Razack and Noaman Razack, over the last decade expanded into unknown regions of south India like Chennai, Hyderabad, and Goa.
Devanahalli's Emerging Market Position
Devanahalli has become one of the most active branded-residential and plotted-land pockets in the city, supported by the airport economy and the ring-road build-out.
Devanahalli in 2026 is one of Bengaluru's strongest growth setups — the rare corridor where airport adjacency, Aerospace SEZ, FAANG-tier employment commitments (Foxconn, Amazon, Walmart, SAP, NTT), and an operational metro are all converging within 12–18 months.
The region's real estate market recorded transactions worth ₹4,200 crores in 2024, with residential properties accounting for 68% of total investments.
Mixed-Use Airport City Model
Airport-led urban developments such as Delhi's Aerocity and Hyderabad's GMR Aerocity have already demonstrated the potential of combining office spaces, hotels, retail, and entertainment within airport-adjacent districts. Bengaluru currently lacks a comparable integrated airport city hub.
