Prestige Bengaluru Airport City, a convention and business district at Kempegowda International Airport
Price on Request
Prestige Bengaluru Airport City is Prestige Group's collaboration with Bengaluru Airport City Limited to build a convention, hospitality and business district within the Kempegowda International Airport precinct in Devanahalli. Spread over 14.2 acres and representing a construction investment of about Rs. 1,800 crore, the development has been envisioned as a marquee mixed-use anchor for North Bengaluru's airport corridor.
At its centre sits a convention and exhibition venue designed to seat up to 8,000 people, paired with a performing arts space planned for roughly 2,500 seats. Around this core, the master plan sets out Grade A office space, retail and F&B, and two luxury hotels, giving the precinct a rhythm that moves between business travel, exhibitions and everyday hospitality through the day.
The architecture is being led by Kohn Pedersen Fox, the firm behind the design brief, which draws on Bengaluru's identity as both a garden city and a technology centre. A large architectural canopy runs through the plan, intended to support solar power generation, rainwater harvesting and noise mitigation while improving comfort across the outdoor public spaces beneath it.
The timing follows Bangalore International Airport Limited's own expansion of the wider Airport City master plan, which envisions a long-term build-out of 15 to 18 million square feet of office space and several thousand hotel rooms across the 400-acre precinct. Prestige Group's initial hospitality component is expected to bring over 350 keys under two brands, with construction planned to begin in early 2027.
For institutions, hospitality operators and enterprises looking at a long-horizon presence at Bengaluru's airport gateway, Prestige Bengaluru Airport City is designed to be the address that anchors that corridor.

Bengaluru Airport City precinct, Kempegowda International Airport, Bengaluru 560300 · Devanahalli · Bangalore
Kempegowda International Airport anchors one of Bengaluru's fastest-changing growth corridors, with Devanahalli evolving from an airport town into a business, hospitality and aerospace hub over the past decade. The stretch along NH-44 and the upcoming Satellite Town Ring Road has drawn technology parks, aerospace SEZs and branded residential enclaves, all oriented around the airport's expanding footprint. Bengaluru Airport City Limited holds a concession spanning nearly 4,000 acres, of which 400 acres have been set aside to build this integrated business district. It is within this precinct that Prestige Group's development takes shape.
The site itself occupies a 14.2-acre parcel near Yethiganahalli lake, roughly five kilometres from the trumpet interchange that links the airport to the rest of Bengaluru. Positioned inside the airport campus, the address offers a landside and airside adjacency that few commercial developments in the city can match, placing a convention centre, hotels and office space within walking distance of the terminals themselves.

The 37-km Blue Line with 17 stations is under construction toward Kempegowda International Airport, targeted for completion around late 2026, adding rail access to the airport corridor.
The STRR is being developed to provide expressway-grade arterial connectivity across North Bengaluru's satellite towns, easing movement between Devanahalli and neighbouring employment nodes.
This national highway remains the primary arterial link between the airport precinct and central Bengaluru, and forms the immediate approach to the Airport City site.
A dedicated aerospace and defence manufacturing zone near the airport is building a long-term employment base in North Bengaluru, complementing the business district's office and hospitality mix.
BIAL's ongoing terminal and capacity expansion at KIA is expected to increase passenger and cargo throughput, reinforcing demand for the convention, hotel and office space planned within Airport City.
Prestige Bengaluru Airport City sits within the Kempegowda International Airport precinct itself, giving it a landside and airside adjacency that no other commercial development in the city currently offers.
The development is centred on a large-format convention and exhibition venue designed to host international conferences, exhibitions and cultural events, positioning Bengaluru for global MICE demand.
Prestige Group's committed construction investment signals the scale and seriousness of the project, aligning with the Group's four-decade record of delivering large integrated developments.
The masterplan and architecture are led by Kohn Pedersen Fox, drawing on Bengaluru's dual identity as a garden city and technology hub for the built form and public spaces.
The hotel component is planned around the Marriott Marquis and St. Regis brands, subject to approvals, bringing an initial inventory of over 350 keys to the airport corridor.
The project forms an early anchor within Bengaluru Airport City Limited's broader 400-acre precinct, part of BIAL's nearly 4,000-acre concession earmarked for long-term business and hospitality growth.
