Prestige Garden Trails – Where Gardens, Sky and City Connect at Mira Road East
1, 2, 2.5 & 3 BHK · Starting ₹95 onwards
Prestige Garden Trails is Prestige Group's first large-format residential township in the Mira Road East micro-market: 17.7 acres, five 38-storey towers, 1,325 apartments and a MahaRERA registration number of PR1330002501223. Designed by Padma Bhushan awardee Dr. Hafeez Contractor, the project was launched in late 2025 and is scheduled for possession by October 2030. It represents the Bengaluru-headquartered group's continuing expansion into Mumbai's western suburbs, following completed projects at Mahalaxmi, Bandra and Mulund.
The site plan allocates over 60 percent of the 17.7 acres to open area, with 2.8 acres of dedicated gardens and a 3.5-acre amenity zone. Walking trails thread between landscaped greens, connecting the five towers to a multi-level clubhouse without crossing a single vehicle driveway. The result is a gated environment where the journey from your front door to the swimming pool, sprint track or yoga deck feels less like navigating an apartment complex and more like moving through a landscaped park that happens to have residences in it.
Each of the 1, 2, 2.5 and 3 BHK floor plans is laid out for cross-ventilation and maximum natural light, with six apartments per floor serviced by four high-speed lifts and a single staircase core. Carpet areas run from 452 sq ft for a one-bedroom to 1,078 sq ft for the largest three-bedroom variant – proportions that reflect Dr. Contractor's insistence on functional spaciousness rather than paper-thin layouts optimised purely for unit count. The construction system is Mivan aluminium-formwork, which delivers flush, plumb walls, reduced construction time and consistent finish quality across all five towers.
Prestige Group was founded in Bengaluru in 1986 by Irfan Razack and has since delivered more than 290 completed projects spanning residential, commercial, retail, hospitality and integrated townships. The group is publicly listed on BSE (ticker: PRESTIGE) and carries a CRISIL DA1+ developer rating – the only Indian developer to hold this distinction – and an ICRA A+ credit rating. Its Mumbai portfolio already includes Prestige Jasdan Classic in Mahalaxmi, Prestige Daffodils in Pali Hills, Prestige Siesta and Prestige Bellanza at The Prestige City in Mulund, and Prestige Nautilus in Worli, underscoring a deliberate city-wide expansion strategy.
Mira Road East is at an inflection point: Metro Line 9 is live, the double-decker flyover at Kashimira Junction is in progress and property values in the corridor rose 12.5 percent in Q4 2025 alone. Prestige Garden Trails, priced from Rs. 95 Lakhs for a 1 BHK and upward through Rs. 2.09 Cr for a 3 BHK, enters this market as the most credentialled new launch the locality has yet seen. For buyers seeking a Prestige address at a fraction of the group's South Mumbai price points, the timing is straightforward.

Near Western Express Highway, Mahajan Wadi, Mira Road East, Mira Bhayandar, Mumbai – 401107 · Mira Road East · Mumbai
Mira Road East sits at the northern edge of Greater Mumbai, where the Western Express Highway meets the emerging Dahisar–Mira Bhayandar growth corridor. The micro-market has long offered generous land parcels, wide arterial roads and a self-contained civic ecosystem of schools, hospitals and retail high streets – advantages rare within Mumbai's municipal limits. Metro Line 9, whose Phase 1 (Kashigaon to Dahisar East, 4.5 km) became operational in April 2026, has transformed the commute calculus for the belt, and the full 13.58 km, 10-station corridor to CSMIA Airport is targeted for completion by 2028–29.
Prestige Garden Trails occupies a land parcel on Western Express Highway near Mahajan Wadi, placing it approximately 450 metres from the expressway ramp and within 4.2 km of Mira Road railway station. Singapore International School, Thakur Mall and Bhaktivedanta Hospital are each a short drive away. The address sits precisely at the Dahisar–Mira Road cusp, giving residents simultaneous access to Borivali's commercial depth and Mira Bhayandar's relative openness – a combination that is increasingly scarce as densification accelerates southward.

Phase 1 (Kashigaon to Dahisar East, 4.5 km, 4 stations) became operational in April 2026. The full 13.58 km, 10-station elevated corridor connecting Mira Bhayandar to CSMIA Airport is targeted for 2028–29, cutting travel time by up to 75 percent versus road.
A proposed double-decker flyover at Kashimira Junction on the Western Express Highway is designed to eliminate the chronic traffic bottleneck between Dahisar Check Naka and Mira Road, substantially reducing peak-hour travel times for WEH commuters.
Once the full Line 9 corridor is complete, Mira Road East residents will have direct metro access to Chhatrapati Shivaji Maharaj International Airport, with interchange options at Dahisar East onto Line 7 reaching Andheri and BKC via Line 3.
The Mira Bhayandar Municipal Corporation is undertaking road-widening, underground utility ducting and stormwater upgrades across key arterials near Mahajan Wadi, improving last-mile connectivity and reducing waterlogging during monsoon season.
The Navi Mumbai International Airport, operational from 2025, adds a second commercial aviation gateway to the Mumbai Metropolitan Region, with future Western Express Highway–Trans-Harbour Link access reducing airport transit times for western-suburb residents.
The master plan and tower design are by Dr. Hafeez Contractor, recipient of the Padma Bhushan, whose portfolio includes some of Mumbai's most recognised high-rises. His involvement at Mira Road East signals the scale of intent Prestige has brought to this launch.
Unlike most high-density launches in this corridor, Prestige Garden Trails reserves over 60 percent of its 17.7-acre site for open and green area. The 2.8-acre garden network and 3.5-acre amenity zone together form a park-scale shared landscape within a gated perimeter.
Phase 1 of Metro Line 9 has been running since April 2026, connecting Kashigaon to Dahisar East and linking into Line 7 toward Andheri and BKC. The full CSMIA Airport corridor is expected by 2028–29 – precisely when Prestige Garden Trails approaches possession.
The project carries MahaRERA registration PR1330002501223. Prestige Group is the only Indian developer to hold a CRISIL DA1+ rating, and is publicly listed on BSE, giving buyers statutory protection layered with institutional-grade financial transparency.
The 3.5-acre amenity zone covers a multi-level clubhouse, swimming pool, children's pool, mini theatre, sprint track, cricket pitch, squash court, yoga deck, BBQ zone and amphitheatre – one of the most comprehensive lifestyle programmes ever assembled at this price bracket in Mira Bhayandar.
A 1 BHK begins at Rs. 95 Lakhs and a 3 BHK at Rs. 2.09 Cr – a fraction of Prestige Group's Mumbai prices in Mahalaxmi or Bandra, where equivalent configurations command multiples. Buyers gain the same CRISIL-rated developer and Hafeez Contractor architecture at a structurally different price point.
