Prestige Completes Tellapur Land Acquisition

Prestige Estates Projects Limited completed the acquisition of 100% partnership interest in Aspire Spaces Tellapur LLP on 18 February 2026. The transaction, valued at ₹1 million, was executed through the company's wholly owned subsidiaries, making the limited liability partnership a wholly owned step-down subsidiary of Prestige Estates.

The acquisition targets development of a residential project in Tellapur, Hyderabad, with approximately 10 million square feet of saleable area.

Aspire Spaces Tellapur: Vehicle Structure

Aspire Spaces Tellapur LLP, incorporated on July 26, 2024, operates in real estate development with nil turnover for the year ended March 31, 2025. The entity was formed to hold development rights for land in the Tellapur micro-market. This structure is standard in large real estate transactions: smaller entities hold local zoning approvals and land rights before being acquired by experienced developers for execution.

Tellapur's Position in Hyderabad's Growth Corridor

Tellapur is a fast-growing residential location, situated at South West Zone of Hyderabad. Being in proximity to the mainstream areas, Tellapur has acquired a lot of traction in recent days for its infrastructural development.

The locality benefits from strategic connectivity. Tellapur is located in West Hyderabad along the Outer Ring Road (ORR). It is situated near Nallagandla, Gachibowli, and the rapidly developing Kollur area. The road distance to Gachibowli is about 10–11 km, allowing professionals to reach offices within 20–30 minutes on regular workdays.
