Prestige Golden Grove launched on April 9, 2026, with the prelaunch phase starting on April 6, 2026. The 28.7-acre township on the 100-ft service road off ORR Exit 2 (Kollur), Velimela, features ten towers of 52 floors holding 5,120 Sky-Villaments—a layout that lifts every residential floor above the 4th storey (~50 ft) to combine villa-grade privacy with high-rise views.

The launch marks a total saleable area of approximately 10.36 million square feet with an estimated Gross Development Value (GDV) of over ₹9,500 crore. The project comprises residential units offering a variety of configurations, including 2, 3, 3.5, and 4-bedroom homes, as well as 4-bedroom residences with staff accommodation.

Market Reception and Early Sales

Prestige Golden Grove saw very strong demand in 2026, crossing ₹2,500 Crore in sales and securing 1,700+ bookings in about 2 weeks after launch. This performance underscores confidence in the Velimela–Tellapur corridor at a time when Hyderabad's real estate market defied the national slowdown in Q1 2026 with stable sales, rising prices, and strong demand in premium housing segments.

Regulatory Status and Pricing

The project is RERA registered (No: P01100010708) as of April 2, 2026, with HMDA approval secured March 13, 2026. Unit sizes range from 1,169 sq. ft. to 3,013 sq. ft., with prices between ₹1 crore and ₹3 crore.

Construction is planned to begin after launch, with a RERA-defined timeline up to March 28, 2031, and possession targeted for March 2031.

Location and Connectivity

Located on the 100 ft Road in Velimela at the center of West Hyderabad's new Wealth Corridor, just 2 minutes from ORR Exit 2 (Kollur), the project offers a signal-free, 14-minute commute to the Gachibowli Financial District, bypassing local traffic bottlenecks.
