Prestige Estates plans over ₹40,000 crore of residential launches in H2 FY27

Prestige Estates Projects Ltd, the Bengaluru-based developer, plans to launch residential projects with a combined revenue potential of more than ₹40,000 crore in the second half of FY27, covering October 2026 to March 2027. The plan, reported from New Delhi on October 20, 2026, is roughly 2.5 times the value of the residential launches the company made between April and September.

Chairman Irfan Razack named Bengaluru, Mumbai, Delhi-NCR, Chennai and Hyderabad as the target markets for the next two quarters. The outlook was set out in an operational update filed with the NSE on October 13, 2026, covering the quarter and half year ended September 30, 2026.

Launch activity and sales so far this year

In the first half of FY27, Prestige launched residential projects covering 23.14 million square feet, with a gross development value of over ₹16,200 crore. Pre-sales in the same period reached ₹13,804.3 crore, and the company sold 7,247 units. Second-quarter pre-sales grew 20 per cent year on year and 10 per cent sequentially to ₹7,225 crore, beating the ₹6,000 crore estimate put out by Nomura. Collections stood at ₹10,096 crore for the half year, of which ₹5,294 crore came in the second quarter.

Projects launched in the second quarter

Three residential projects were introduced in the second quarter, spanning a combined 5.91 million square feet with a gross development value of around ₹4,020 crore. They are:

  • Prestige Palm Court in Chennai, spanning 1.99 million square feet
  • Garden Breeze at TPC in Bengaluru, spanning 1.23 million square feet
  • Prestige Parklane in Bengaluru, spanning 2.69 million square feet

Prestige Parklane was launched on September 25, 2026, on about 11.9 acres within the larger aerospace and industrial park in Devanahalli. The project will comprise 1,788 residential apartments across nine towers, and it has been registered under Karnataka RERA with a proposed completion date of December 31, 2030. Its estimated gross development value is about ₹1,750 crore.

Prestige Palm Court was announced on August 28, 2026. The development spans 7.98 acres at Madhavaram on the Grand Northern Trunk Road in Chennai, with five towers of ground plus 22 floors over two basements, comprising 910 premium apartments.

Razack said that a couple of the new launches, introduced late in the second quarter, had seen good sales traction. In a regulatory filing, the company also disclosed that CPP Investments had invested ₹3,000 crore, equivalent to 441 million Canadian dollars, in Prestige Hospitality Ventures, its hospitality subsidiary. The investment would give CPP Investments an approximately 27 per cent stake in the company.

Location context

Parklane sits in Devanahalli, a North Bengaluru micro-market, near the Satellite Town Ring Road. Palm Court is on the Grand Northern Trunk Road at Madhavaram, one of the established northern corridors of Chennai. Both locations reflect the company's focus on large, phased townships and well-connected corridors in its core cities.
