Prestige Group Acquires 30+ Acres at KIADB Aerospace Park Phase 2, North Bengaluru for Mixed-Use Residential Township
Prestige Marks Expansion in North Bengaluru With 30+ Acre Acquisition
Prestige Group has acquired a 30+ acre land parcel at KIADB Aerospace Park Phase 2 in Bengaluru. The acquisition positions the developer in one of the city's fastest-growing industrial and residential corridors, with a residential township planned for launch in 2027.
Site Location and Strategic Position
The acquired land sits within KIADB Aerospace Park, a 3,000 acre flagship hub in Bagalur with more than 20,000 residential units planned or being developed in large townships by leading developers. The site is strategically located near major upcoming developments, including Brigade Group's second World Trade Center (WTC) and the Satellite Town Ring Road (STRR).
Kempegowda International Airport lies 12 km away and takes 15 to 20 mins to reach. The Bangalore STRR (Satellite Town Ring Road) is a 280.8 km access-controlled highway project designed to decongest Bengaluru by diverting inter-city traffic away from the urban core and aims to improve connectivity between satellite towns and major national highways surrounding Bengaluru.
Industrial Cluster and Employment Growth
The park has already attracted global names such as Boeing India Engineering Technology Centre, Dynamatics, Collins, Safran HAL, and Magellan, alongside hundreds of MSMEs, and by 2025, it created over 5,000 direct jobs for engineers, technicians, and R&D professionals, with employment expected to multiply by 2030.
Collins Aerospace (RTX) launched a state-of-the-art Engineering Development & Test Centre in March 2025 to support local aircraft certification, while Dynamatic Technologies continues to expand production of aerostructures for Airbus, Boeing and Bell Helicopters from its campus within the park.
Infrastructure Development and Connectivity
The Namma Metro Blue Line (Phase 2B) will connect Central Silk Board to the Airport via Hebbal, featuring a station at Bagalur Cross (expected to be operational by 2026-2027), and the ongoing construction of the Satellite Town Ring Road (STRR) and the proposed Peripheral Ring Road (PRR) will drastically reduce commute times to East Bengaluru (Whitefield/Sarjapur).
The state government's investment in infrastructure includes completed spine roads (multi-lane), an operational 220/66 kV dedicated sub-station, a commissioned common effluent treatment plant, and the 2025 Karnataka Budget cleared the Namma Metro Phase 2B spur toward Devanahalli with a Bagalur Cross station now under construction.
