Prestige Kolshet Thane pre-launch puts 14.6-acre Kolshet site in focus

Prestige Group has announced the pre-launch of Prestige Kolshet Thane, a residential development planned on Kolshet-Balkum Road in Thane West. The project was disclosed on July 29, 2026, through company filings, with an estimated gross development value of ₹6,000 crore. The site spans approximately 14.6 acres and is planned to combine homes with a retail podium.

The proposed development is among the larger residential additions planned for Kolshet. Prestige describes a scheme of nine indicative towers and more than five million square feet of residential and retail development. The project is at the Pre-Launch stage. The details

The development is planned as a residential community with internal roads, open areas and a retail podium intended to support a live-work-play setting. The announced home options are 2, 3 and 4 BHK apartments, with approximate carpet areas ranging from 700 to 1,500 square feet.

• 2 BHK: approximately 700 sq. ft. carpet area, with two bedrooms, two bathrooms, living and dining space, a balcony and utility area.
• 3 BHK: approximately 1,050 sq. ft. carpet area, with three bedrooms, three toilets and a balcony.
• 4 BHK: approximately 1,500 sq. ft., with four bedrooms and bathrooms, a larger kitchen, study, pooja room and multiple balconies or decks.

The 4 BHK allocation includes two car-parking spaces and one two-wheeler space. Across the project, the planned amenity offering includes a clubhouse, swimming pools, gym and fitness centre, sports courts, landscaped gardens, walking trails, children’s play area, senior-citizen zone and community spaces. Rainwater harvesting, waste management and round-the-clock security with CCTV are also listed among the features.

Pricing is on request. The developer’s September 2026 project information gives an indicative rate of ₹20,000–₹24,000 per sq. ft.; this is not a confirmed unit price. The project remains at the pre-MahaRERA stage. The developer has advised prospective applicants not to pay an expression-of-interest or pre-launch booking amount before a project registration number exists.

The location

The site is on Kolshet-Balkum Road, in a part of Thane West connected to Ghodbunder Road and the Eastern Express Highway. Kolshet Road serves as a link between the Eastern and Western Express highways and provides an alternative route around Ghodbunder Road. Locality-level travel estimates place the Ghodbunder Road junction about five minutes away, the Eastern Express Highway about ten minutes away and Thane railway station under 15 minutes away by road.

Nearby destinations include Kendriya Vidyalaya at Air Force Station, Blossom High School at Everest World, Universal High School at Brahmand, Jupiter Hospital in Majiwada and Hiranandani Hospital at Hiranandani Estate. Viviana Mall and Korum Mall serve the wider retail catchment. Regency Business Park and employers including SYNTEL and Clariant Chemicals contribute to the area’s commercial base.

Metro Line 4, planned between Wadala and Kasarvadavali, includes Kolshet Industrial Area among its stations. The priority Gaimukh–Cadbury Junction section has been targeted for around November 2026, with later stretches expected to follow through 2027. The proposed Thane Integral Ring Metro is planned as a 29-kilometre line with 22 stations; it was approved by the central government in August 2024 and is expected to become operational by 2029. Widening of Kolshet Industrial Road is also ongoing.

The developer

Prestige Group, headquartered in Bengaluru, was founded in 1986 and is chaired by managing director Irfan Razack. As of December 2025, the group reported 313 projects and 206 million square feet delivered. Its residential portfolio includes projects across Bengaluru, Hyderabad, Chennai, Kochi, Mangalore, Goa, Pune, Mumbai and the National Capital Region.

In Mumbai, the group’s portfolio includes Siesta, Jasdan Classic and Turf Tower, together covering 2.8 million square feet, as well as the LEED Platinum-certified Prestige BKC 101 commercial project and Prestige Sewri, planned with 3 and 5 BHK homes. The Kolshet announcement adds a major Thane proposal to that wider regional presence.

What comes next

The project was announced in July 2026, and the developer identifies 2026 as its launch year without giving a launch date. The expression-of-interest phase is planned, while possession is described as phase-wise and yet to be announced. The commencement certificate is to be obtained from Thane Municipal Corporation, with municipal approvals in progress. Indicative tower, area and development plans remain subject to statutory approvals.
