Prestige Pavilion opens pre-launch EOI in Huyilalu, western Mysuru

Prestige Pavilion opens its pre-launch phase in Huyilalu

Prestige Group has opened the pre-launch Expression of Interest (EOI) for Prestige Pavilion, a planned apartment development in Huyilalu on Mysuru’s western side. The EOI window began on 1 August 2026, ahead of a formal launch scheduled for 5 December 2026.

The project is planned on a four-acre site with 360 apartments across three towers. Its proposed mix comprises 2, 3 and 4 BHK homes, with super built-up areas ranging from 1,100 to 2,600 sq ft. Buyers searching for the development may also know it as Prestige Huyilalu. Further project information is available on the Prestige Pavilion project page.

The details

The planned towers range from G+16 to G+18 and are arranged around a shared central park. Around 35% of the site is intended to remain open, including landscaped gardens and shared spaces. Each tower is planned with a different outlook: Tower 1 faces the park, Tower 2 the garden and Tower 3 the amenities.

  • 2 BHK: 1,100–1,300 sq ft; 162 homes, with prices from ₹77 lakh to ₹91 lakh.
  • 3 BHK: 1,600–1,900 sq ft; 144 homes, priced from ₹1.12 crore to ₹1.33 crore.
  • 4 BHK: 2,200–2,600 sq ft; 54 homes, priced from ₹1.54 crore to ₹1.82 crore.

The stated base rate is ₹7,000 per sq ft. The project’s payment schedule allocates 10% at booking or EOI, 80% across construction-linked stages and the remaining 10% on offer of possession. Stamp duty and registration are additional, with developer guidance indicating 5% and 1% respectively. Applicable GST on under-construction homes, along with charges such as floor-rise or preferential-location costs, can affect the final amount.

Plans include a multi-level clubhouse of about 21,000 sq ft, a lap pool of about 3,000 sq ft and a separate children’s pool. Other listed facilities include a gym, yoga and aerobics studio, indoor games room, sports courts, children’s play areas and a party hall. The towers are planned with passenger and service lifts. Project specifications include an RCC-framed structure, vitrified flooring in living areas and bedrooms, and rainwater harvesting and treated-water reuse.

The location

Prestige Pavilion is in Huyilalu village, Mysuru taluk and district, just off Hunsur Road along the Bhogadi corridor. The western Mysuru setting places it near Bogadi and Vidyaranyapuram, with Mysuru Ring Road, Hunsur Road and KRS Road among the routes serving the wider area. The Belavadi–Hootagalli industrial belt and Hebbal Industrial Area, home to major technology and industrial operations, are part of the city’s western and northern employment context.

Central Mysuru’s organised retail options include Nexus Centre City, BM Habitat Mall, SDM Mall and Mall of Mysore. Mysuru Airport serves domestic flights, while Bengaluru’s Kempegowda International Airport is accessible via the Bengaluru–Mysuru Expressway.

Two planned infrastructure projects also form part of the wider regional picture. The proposed Mysuru Peripheral Ring Road is planned as a 105.31-km route, while land for a cricket stadium at Huyilalu was approved by the state cabinet in April 2025. These are regional developments rather than facilities within the apartment project.

The developer

Prestige Group was founded in 1986 by Razack Sattar and is headquartered in Bengaluru. As of June 2026, the group had delivered 319 projects spanning 216 million sq ft. Its work spans Bengaluru, Chennai, Hyderabad and Mysuru. Recent Hyderabad developments include Prestige Clairemont, with 928 residences in Kokapet, and Bellagio at The Prestige City, with 119 villas in Rajendra Nagar.

What comes next

The EOI phase is open ahead of the formal launch on 5 December 2026. The project’s stated construction period is 48 months, with possession targeted for 31 December 2030. Site groundwork, including boundary marking, internal surveys and access-road alignment, is under way; tower construction is planned to begin after the formal launch and RERA approval.
