Prestige Estates Completes Three Major Projects in Q1 FY27

Prestige Estates has completed three projects totaling 4.37 million square feet of developable area, comprising Prestige Tech Forest and Prestige Sanctuary in Bengaluru and Prestige Cityscape in Kochi. The completions were announced as part of the developer's operational performance for the quarter ending June 2026.

Commercial Milestone: Prestige Tech Forest

Prestige Tech Forest, a 17.68-acre IT business park on Varthur Lake Road in Whitefield, features 2.5 million sq ft of Grade-A leasable area across three 14-storey towers. The campus includes food courts, cafes, a creche, a hotel, ATMs, and a fitness center.

The tech park was developed as a joint venture and emphasizes LEED and IGBC Platinum sustainability standards. Its Whitefield location positions it within Bengaluru's established IT corridor, with proximity to major expressway networks and technology employers across the broader region.

Ultra-Luxury Residential: Prestige Sanctuary

Prestige Sanctuary is an ultra-luxury residential project in Devanahalli, Bangalore North, spanning 23 acres and featuring 85 luxury villas in 4 BHK configuration with sizes ranging from 4,095 to 6,680 sq ft. The project was launched in December 2022 and is ready for occupancy in November 2025.

Amenities include a kids pool, gym, creche, library, health club, badminton court, lawn tennis, snooker, billiards, mini theatre, cafe, restaurant, games zone, party hall, cricket pitch, basketball court, volleyball court, yoga deck, walking and biking tracks, and kids play zones.

Residential Gateway to Kochi: Prestige Cityscape

Prestige Cityscape is a residential project in Maradu, Kochi, spanning 3 acres with 238 units and featuring 6 towers with 3 and 4 BHK apartments. Unit sizes range from 1,735 to 2,754 sq ft.

The project is strategically located on NH-47, Vytilla–Aroor Bypass, near Kundannoor Junction, with excellent connectivity via National Highways NH 85, NH 966 B, and NH 66 that pass through Maradu. The location's proximity to established commercial and IT infrastructure reflects Kochi's growth as a secondary metro.

Q1 Operational Performance

The three completions complement Prestige's Q1 FY27 launch activity. The developer launched four projects during the quarter, including Prestige Golden Grove in Hyderabad, Prestige Gardenia Estates Phase II in Bengaluru, Prestige Forest Hills Phase 2 in Mumbai, and Prestige Century Landmark in Bengaluru.

The residential division recorded pre-sales of ₹65,793 million with a sales volume of 6.04 million square feet and 3,337 units sold. Hyderabad emerged as the largest contributor at 49% of total sales, followed by Bengaluru (27%), Mumbai (12%), NCR (7%), and other markets (5%).

Developer Footprint

As of March 2026, Prestige Group has delivered 316 projects spanning 212 million square feet and currently has a pipeline of 135 projects across 227 million square feet.
